Remember Y2K? Some thoughts on a non-event…

The year was 1999. The Millennium was upon us and the prediction was that all of the world’s computers would shut down in unison at the last stroke of midnight creating universal chaos.

Store shelves emptied. You couldn’t find a flashlight to buy at Home Depot for love or money. Midnight came and went. We entered a new millennium and absolutely nothing happened.

Zilch. Zero. It was a total non event.

Recently the NAR settlement and the new rules regarding buyer agency were expected to have similarly cataclysmic effects on the real estate industry. Buyers would balk at paying fees to their agents. Seller’s agents would have the whip hand and make out like bandits! Thousands of newbie agents would leave the business. Doom was imminent.

Well guess what? A month and a half into this brave new world nothing much seems to have changed. The rules of economics have not been up ended. Sellers still need buyers and, unless they’re stupid, sellers are still willing to pay a commission to any agent who brings a buyer to the table.

The only visible change is that the buyer’s agent won’t find an offer of compensation on the MLS. Instead you have to look on the Seller’s agent website for the information. Or send her or him a text. Or make a phone call. Big deal! Some seller’s agents are asking that the buyer’s agent ask for their commission as part of the offer. I recently asked my clients to pay my commission in order to sweeten the offer to the seller. And they reduced their offering number accordingly. Who pays the commission has just become one more negotiating tactic.
