The Smoky Mountain Shift: Why This June is the Window Sevier County Buyers Have Been Waiting For.

The red-hot rush has cooled down, and the numbers show a real opportunity for anyone looking to plant roots or invest in East Tennessee.

June is National Homeownership Month, and right now, the biggest story in East Tennessee is unfolding right across Sevier County. If you’ve spent the last couple of years watching prices skyrocket and wondering if you missed your chance to own a piece of the Smokies, it’s time to take another look.

The market has shifted. This spring, local data reveals that the median home price in Sevier County has softened, tracking down roughly $45,000 year-over-year. From traditional residential neighborhoods to the highly sought-after log-home and vacation cabin segments, we are seeing real, measurable price corrections.

What does that mean for you? It means the intense bidding wars have leveled out, and inventory is giving buyers actual room to breathe and negotiate. Markets move in cycles, and this current window is a clear invitation for buyers who wanted to avoid the peak. Let’s sit down, pull the absolute latest local MLS numbers, and map out a strategy that puts this market shift to work for you.

Don't wait for the next surge—the best time to buy land or a home is when the crowd takes a breath.

Ready to stop guessing and start looking at the hard data? Let’s find your perfect spot in East Tennessee. Reach out today to discuss listings, acreage, or upcoming land auctions.

The Ultimate Mountain Tradition

They don’t build them like this anymore—unless you know where to look.

Growing up in these mountains, you learn to appreciate things that are built to stand the test of time. A true log or timber-framed home isn't just a house; it’s a living testament to craftsmanship, warmth, and heritage. Hand-built with massive timbers, these homes are rooted in the landscape, designed to protect families and hold memories for generations.

I’ve always felt a deep connection to properties built in the tradition of Rocky Mountain Log Homes. The raw honesty of the wood, the way the light hits a hand-hewn beam, and that distinct feeling of absolute permanent comfort when you walk through the door—there’s nothing else like it.

But buying or selling a log home isn't like dealing with standard drywall and brick. It takes a specialized eye to evaluate wood quality, understand the specific maintenance requirements, and truly market the premium value of timber craftsmanship. You need an agent who doesn't just see square footage, but sees the art and soul of the structure. I’ve spent decades walking these hills and understanding this land. If you're ready to find your mountain sanctuary, or if you have a legacy log home ready for its next chapter, let's make it happen.

TRADING SQUARE FEET FOR ACRES TO ROAM

Is it really Friday if you aren't pulling through the gate?

Most people measure homeownership by square footage, bedroom counts, and property lines. But out here in East Tennessee, we measure it a little differently. We measure it by the sound of the creek bed running along the property line, the way the sun clears the ridge line in the morning, and whether there’s enough room to open up the throttle on the side-by-side.

Recreational land isn't just an investment on paper; it's a sanctuary for your family. It’s teaching the grandkids how to cast a line, sitting around a fire where the stars actually show up, and owning a piece of the world that's completely yours. June is National Homeownership Month, and it's the perfect time to remind ourselves that "home" doesn't have to stop at the back porch. If you've been dreaming of a weekend retreat, a hunting tract, or just a place where the world gets quiet, you don't have to keep scrolling past listings.

Let’s find your gate.

🗺️ Let's Make It Real

At United Country Clinch Mountain Realty and Auction, we specialize in lifestyle properties that others just drive past. Tell me what you're looking for, and I'll find where it's hiding.

BUYING HUNTING LAND? DON'T GET BIT BY THESE 3 MISTAKES.

Ever look at a piece of acreage online and think, "This is the perfect honey hole," only to walk it and realize it’s a total dud?

When you're shopping for hunting land, it’s easy to get swept up in the views or the price tag. But if you want a property that actually holds big game year after year—and protects your hard-earned investment—you have to look past the topsoil. In fact, there are three absolute non-negotiables you need to grade before you ever talk numbers: Water, Cover, and Access.

Here is the boots-on-the-ground truth:

* 1️⃣ Water: If there isn’t a reliable, year-round water source, wildlife won't stick around. Period. They'll just use your land as a shortcut to reach the neighbor's creek.
* 2️⃣ Cover: Thick bedding areas keep mature game comfortable, secure, and on your side of the fence. No cover means no holding power.
* 3️⃣ Access: This is the big one. Legal, year-round access is the single most common detail folks forget until it bites them. A handshake agreement with a neighbor doesn't cut it when the mud gets deep, or property lines change hands.

Don't buy a costly mistake by looking at a map from an office chair. You need to read the slope, the soil, and the drainage right there on the dirt.

🪵 Let’s Walk the Land Together

This National Homeownership Month, don't guess on your legacy investment. I've spent a lifetime learning how to read the grid of East Tennessee land. I’ll help you verify the boundaries, check the water sources, and ensure your access is ironclad before you sign, not after.

Got a tract of land in mind? Let's lace up our boots and go take a look.

The Trifecta of the Perfect Hunting Tract

Are you tired of hunting on public land where you’re competing for spots, or leasing tracts where you can't truly invest in the soil and the game?

If you’ve been dreaming of owning your own piece of paradise, June is National Homeownership Month, and that dream isn't just for traditional houses. It’s for the land that feeds your soul. A truly great hunting property requires a specific trifecta: ridges for travel corridors, creeks for a reliable water source, and dense cover to make mature game feel safe. When a piece of land has all three, it doesn't just hold wildlife—it holds its value for generations.

As a proud partner of Ducks Unlimited and the Rocky Mountain Elk Foundation, I don’t just look at boundary lines on a map. I put my boots on the ground to read the topography, analyze the timber, and ensure the tract hunts well. Whether you are looking for a premier deer setup, a hidden duck spot, or a secluded weekend retreat with valuable timber, finding the right ground requires a partner who knows the soil and the local wildlife patterns. Let’s find the acreage where you can build a legacy.

Ready to Claim Your Ground?

Stop dreaming about the perfect setup and start managing your own dirt. Let’s get our boots muddy and find your ultimate recreational retreat today.

OLD GLORY, NEW ROOTS: What the Flag Means on the Farm

If you’ve ever watched the sunrise over an East Tennessee ridge with the American flag snapping in the breeze, you know it’s more than just a piece of cloth.

June isn't just National Homeownership Month; today, it’s Flag Day. And out here, those two things go hand in hand.

Happy Flag Day from the heart of East Tennessee! Today, Old Glory flies a little prouder over our pastures, ridges, and front porches. Out here, the flag isn’t just a symbol you see on holidays; it represents the grit, freedom, and community of the farmers, families, and small-town folks who make this region truly special.

There is a deep, unspoken love for this country woven right into the soil of our hills. For generations, owning a piece of this land—a place to raise a family, plant a crop, or build a homestead—has been the ultimate American dream. As we celebrate National Homeownership Month, I’m reminded of how lucky we are to guard, work, and own a slice of this beautiful country. From the rocky soil of Hancock County to the rolling fields of Hamblen and Grainger, this land is our heritage. It’s a place where neighbors still lend a hand, and where freedom feels as wide open as the mountain views. From my family to yours, fly it high, fly it proud, and enjoy the blessing of calling these hills home.

Ready to plant your own roots under that red, white, and blue sky? Let’s find your piece of the American dream.

Whether you’re looking for an unrestricted mountain tract, a working family farm, or your very first home, let’s make it happen this June. Reach out today, and let’s walk the land together.

Boots on the Ground: You Can’t Sell Land from the Road

The Hard Truth About Buying Rural Acreage

Most agents will pull up to the gravel line, roll down the window, point at a ridge, and tell you, "Yep, it’s about 40 acres back that way."

Not me. You can’t sell land honestly from the comfort of a truck seat. If you’re investing your hard-earned money into East Tennessee dirt, you deserve to know exactly what you’re buying—all the way to the steep back corner that makes other agents turn around.

I was born and raised on a local family farm, and this rugged terrain doesn't scare me; I grew up in it. When we go look at a property, I pull on my boots and walk every single acre with you. We’ll hunt down the old survey markers, map out the true boundary lines, and physically verify the ridge access. If there’s a hidden clearing, a natural spring, or a tricky slope, we’re going to see it with our own eyes.

When I tell you a tract is right for your homestead, hunting camp, or investment, it’s because I’ve put my own feet on it. That’s the difference between a listing flyer and real local accountability.

Let’s Lace Up Our Boots This Weekend

The weather is right, and the land is calling. Don't buy a mystery—let's go find your piece of Tennessee.

From Soil to Success: This National Homeownership Month, Find Your Roots

They say you can take the boy off the farm, but you can’t take the farm out of the boy. I learned to read soil quality, slope, and drainage long before I ever read a real estate contract.

June is National Homeownership Month, and while a lot of folks are talking about suburban subdivisions, my mind always drifts to the places with pasture, barns, and room to grow.

Agricultural estates and working farmsteads are some of my absolute favorite properties to market and sell. Why? Because I grew up on a family farm right here in East Tennessee. I know firsthand that a farm is so much more than just acreage and a legal description. It’s a living, breathing legacy. It is a unique place where a family can raise crops, run cattle, and put down deep roots for the next generation to inherit.

When you are buying or selling agricultural land, you can't just rely on a standard GPS or a slick brochure. You need someone who will actually walk the property line with you, check the water sources, and understand the lifestyle just as well as the legalities.

Whether you are looking to pass the torch on a multi-generational farmstead or searching for the perfect unrestricted dirt to build your own agricultural dream, you deserve straight talk and honest answers from someone who knows the land.

Let’s talk about what you’ve got or exactly what you’re looking for. Reach out today!

🛑 WHOA! Read This Before You Buy "Unrestricted" Land...

Imagine finding the perfect piece of East Tennessee dirt. No HOA dictates the color of your front door. No subdivision covenants tell you that you can't park your tractor or raise a few head of cattle. It feels like absolute freedom.

But here is the truth that catches too many buyers off guard: "Unrestricted" doesn’t mean a complete free-for-all.

While it typically means you're in compliance with neighborhood rules, the government and the terrain still have a say. You still have to navigate county setbacks, state septic approvals, and existing utility easements. If you aren't careful, that "unrestricted" dream tract can quickly become a restricted headache.

That’s exactly why you need a land specialist who knows how to read both the deed and the dirt before you ever sign on the dotted line. We dig deep into the property's history and topography to ensure that what you want to do aligns perfectly with what you can do.

Ready to find your piece of freedom? Let’s talk.
