Utah’s August 2026 month-to-date report shows 4,522 total listings, including 3,202 active properties. The median listing price is $580,400, homes are showing a median of 56 days on market, and pending activity has reached 2,264 listings.

Buyers are benefiting from 3.3 months of inventory and more opportunities to compare properties and negotiate. Sellers can still succeed, but 1,215 price reductions demonstrate the importance of accurate pricing, professional presentation, and effective marketing.
