“Hey, I’m Mikaela Allen, and I am an active duty military spouse. With that being said, that is how we ended up in the beautiful Lowcountry. I made sure to get my licenses as quickly as I could so I could start helping people get into or sell their homes. I just want to say thank you to all our vets out there and Happy Veteran's day! I hope today can be a day you can remember the good times and people you met while you served our country. I am always grateful that we have people willing to join and fight for our freedom, thank you for willing to be apart of something bigger than yourself!

With Veteran's Day this weekend I thought our weekly fun fact should be on VA loans. With a VA loan you can purchase a home without a down payment. When it is time to move again as long as you meet certain requirements you can purchase another home in your new location using a VA loan with no down payment as well. Here we are again with another weekly fun fact! Now that we are in November and fall is in full swing hopefully our thermostats are getting a break from blasting A/C all day long. That being said I thought our fun fact should relate to that thermostat! Did you know for a residence to be considered livable the property has to have heat, but A/C is not deemed a necessity here in SC. This is actually the case in most states as well, and as someone who lives in the south and is dependent on that A/C the thought that the law does not deem it a necessity boggles my mind. Since Halloween is next week I figured our fun fact for the week should be on the spooky side! If a murder or death has happened on the property it is NOT considered a material fact in SC. The property would be considered a stigmatized property due to the negative psychological impact it can have on a potential buyer or tenant. So the events that took place on the property is not considered a material fact. Other events that could fall into this category is if it was used as a drug den, a chop shop, or if it is believed to be haunted. Are you ready for this week's fun fact? A termite inspection is required before you can close on your home in SC, but who pays? The seller usually pays for the inspection, although it can be negotiated for the buyer to pay for this inspection. In most cases the seller ends up paying for the termite inspection in SC. We are back again for our weekly fun fact! It's no secret that here in the Lowcountry we have several communities with HOAs, but did you know that if you do not pay your HOA fee they can foreclose on your home? If you have not paid your HOA fees, and/or finds issued by the association they can take legal action which can result in the foreclosure of your home. Last week the fun fact was about Buyers Agency Agreement. This week the fun fact is about what is expected once that agreement is signed. The agent now has fiduciary duties to carry out to the best of their abilities as your agent. So the fun fact is what the fiduciary duties are: Loyalty, Confidentiality, Disclosure, Obedience, Reasonable Care & Diligence, and Accounting. For disclosure we are to share any information about the property that is a material fact, and for obedience it has to be something we can legally perform. I have another real estate fun fact for this week! Did you know until you sign a Buyers Agency Agreement with an agent they have no obligation to look out for your best interest as the buyer? Once that agreement is signed they are now working for you and now have an obligation to look out for your best interest.
