There are several factors that have a psychological effect on a buyer. One I don’t see talked about enough is baseboards.
You’d think because they are near the floor and not at eye level, baseboards wouldn’t be so influential. They are. Baseboards are not only attention-grabbers, but tell a buyer a story about how the home has been maintained. For example, dirty baseboards can send a psychological message to buyers that your AC filter hasn’t been changed regularly, signaling potential AC issues down the road.

Unkept baseboards can send the message the seller has not been big into proactive maintenance. Bad baseboards (subconsciously or otherwise) send a buyer looking for other unkept things.

It is inexpensive and easy to maintain and clean baseboards so make sure that makes it to the top of your to-do list.
