Honestly… a little bit of EVERYTHING. 😂

🏡 Mortgage rates are still hovering in the 6’s
📈 Inventory is slowly rising
⏳ Homes are taking longer to sell
💰 BUT prices are still holding surprisingly steady in many areas

Here locally in Southeast Texas:
📍 Beaumont/Jefferson County buyers are finally getting a few more options
📍 Hardin County inventory is still relatively tight
📍 Homes priced correctly are STILL selling

The biggest shift I’m seeing?

We’re no longer in the “throw a sign in the yard and get 15 offers” market.

Strategy, pricing, presentation, and marketing matter more now than they have in years.

"This Change to Credit Scores Could Help 7.7 Million Americans Qualify for a Mortgage." 🤩🥳

🧐 A government change could tip the scale for millions of "credit invisible" Americans and spur hundreds of billions in new mortgage originations.

In a rule change finalized last month, government-run mortgage giants Fannie Mae and Freddie Mac said they would accept mortgages underwritten with a credit score model that takes on-time rental payments into account. 👨‍💼

VantageScore, the company behind the credit scoring system, estimates that including rental payment history allows about 7.7 million Americans to boost their credit score above 620, potentially making them eligible for traditional mortgages. ↗️

The change "could make a difference for a small but growing share of borrowers: freelancers, self-employed households, gig workers, or young people and immigrants with good, reliable cash flow but a thin credit file," says Realtor.com® senior economist Jake Krimmel. "They are are probably qualified as a whole, but not on paper under the current rigid, outdated system." 🏠

This Mother's Day, if you want to do something meaningful download this! I put together a list of questions to ask Mom about HER, what things she liked as a kid, what meaningful memories happened, what did she dream of, what advice does she have etc?
3 full pages of keepsake for you and the grandkids if you have them, and something to make Mom feel special!

Either print and take them to her, mail to her, or download and email to her.

For the ultimate meaningful Mother's Day, pick her up and take her on a picnic somewhere, then let her fill this out. Then plan a follow up date based on what she wrote is still on her bucket list. Maybe it's a music concert, or restaurant or trip somewhere.
