Well, well, well… September's real estate numbers came in, and apparently the market decided to celebrate Halloween early. 👀

Price reductions are happening at a rate we haven't seen since 2018! 😱

But before you start hearing creepy music and running through the neighborhood screaming, here's the good news…

Selling your home doesn't have to become a horror story.

Going into October, if you're thinking about selling (or NEED to sell), the answer isn't necessarily to slash your price and hope for the best.

It's about having a killer strategy. 🔪

🏡 Strategic pricing
📸 Marketing that actually makes buyers STOP scrolling
🧠 Thinking outside the box instead of doing what every other listing is doing
In this market, mediocre marketing is SCARY. 👻

📉 HOMEOWNERS, WE NEED TO TALK ABOUT THE MARKET.

Here's a number worth paying attention to:

20.8% of active listings saw price reductions in September — the highest September rate since 2018, according to Realtor.com.

And when you combine that with mortgage rates above 7% and more homes hitting the market, one thing is becoming increasingly clear:

Buyers have more choices. And that changes the game for sellers.

Now, before anyone panics... NO, this doesn't mean you should slash your asking price or sell your home for less than it's worth.

It means we need to be smarter about how we bring your home to market.

Here's what I believe makes a difference:

🏡 Price based on today's market — not yesterday's.
📸 Make that first impression count.
✨ Present your home in a way that makes buyers stop scrolling.
📊 Pay attention to showings, feedback, and competing listings.
🎯 Be willing to adjust the strategy when the data tells us it's time.

Because here's the thing...

Your home doesn't sell based on what you WANT it to be worth. It sells based on what today's buyers are willing and able to pay.

🏠 Something interesting is happening in the housing market…

More homes are coming on the market than are going under contract.

Recent weekly data showed 72,616 new listings coming to market while about 62,300 homes went pending.

That means for every 100 new listings, only about 86 went pending.

So what does that mean if you're selling?

It doesn't mean you should panic.

It DOES mean that pricing your home correctly from the beginning matters.

When buyers have more choices, an overpriced home can sit while newer listings come along and compete with it.

And once a home starts accumulating days on market, sellers can find themselves chasing the market with price reductions.

My advice?

🏡 Know your actual market value.
📸 Make your first impression count.
💰 Price strategically.
👀 Watch buyer activity—not just what your neighbor listed for.

The goal isn't to be the cheapest house on the market.

The goal is to be the house buyers look at and say:

“Yep. That's worth it.”
