"Clear to close" is the best three words in this whole process, and almost nobody knows what they mean.

Here's the short version. Underwriting has looked at everything — your income, your assets, the appraisal, the title work — and signed off. No more conditions. No more document requests. The loan is done being examined. What's left is scheduling and signing.

The reason it matters is what comes before it. Most of the stress in a mortgage lives in the stretch where you've turned things in and you're waiting to hear whether it was enough. Clear to close is the moment that ends. When we get it, you hear from us the same day — not two days later when you happen to call and ask.

"We'd move, but we'd have to sell first — and then where do we go?"

This is one of the most common reasons people stay in a house they've outgrown. They assume it's a choice between selling into homelessness or never moving at all. It isn't.

There are a few ways through it. Some buyers qualify carrying both payments for a short window. Some use the equity in the current home before it sells. Some structure the new purchase with a contingency so the two closings line up. Which one fits depends entirely on your equity, your income, and how much risk you're comfortable carrying — and that's a conversation, not a formula.

What I'd hate is for you to rule it out on a guess. Most people who assume they can't do it have never had anyone actually run it.

Whoever said "marry the house and date the rate" owes you an apology.

That advice only worked if rates dropped fast, and they didn't. So here's the truth most people won't say out loud: today's rates aren't high, they're normal. The 30-year has averaged right around 7.5% for the last fifty years. Your parents' first mortgage was almost certainly higher than what we're seeing today. In 1981 it was nearly 18%. The cheap-money stretch a few years back was the once-in-a-lifetime exception, not a rule that's coming back.

So if the home fits your life and the payment fits your budget, waiting on a rerun of 2021 is costing you time you don't get back. Marry the house. Commit to the rate. And if the day to refinance ever comes, my team and I will be the first to call you.

There's a $2,000-a-year tax credit most Louisiana buyers never claim simply because no one tells them it exists.

It's called a Mortgage Credit Certificate, and for qualifying buyers it's worth up to $2,000 a year in federal tax credit. Every year you own and live in the home. Not a deduction, a credit, meaning it comes straight off your tax bill. And it can stack with down-payment assistance.

Almost nobody asks about it because almost nobody knows it's there. We do. If you're buying in the next year or so, this is worth a five-minute conversation before you lock anything in.

I'll be straight with you: I've watched good people talk themselves out of buying a home over a credit score that was actually good enough.

It happens all the time. People assume their credit's a dealbreaker, never ask, and keep renting for years. Here's the reality: a 640 opens the door to Louisiana's down-payment assistance and plenty of loan options, and even below that there are real paths. Sometimes it's a quick fix, sometimes it's a 90-day plan. But it's almost always fixable, and almost always closer than people think.

Every September the insurance headlines get loud, and every September people quietly decide this isn't their year.

Here's what those headlines don't tell you: a statewide average has almost nothing to do with what your specific house will cost.

Four things move your number, and it's worth knowing which is which.

Two of them you can't do anything about. The flood zone your address sits in, and the elevation of the property. Both are set before you ever walk through the door, and no amount of shopping changes them.

The other two you have real say over. Roof age and condition matter enormously — a roof near the end of its life will either show up in your premium or keep you from getting covered at all, and that's worth knowing before you write an offer. And carriers price the same house differently, sometimes by a lot. One quote isn't a market.

The move is simple: get an actual quote early. Not an estimate. Not a guess from a mortgage calculator. A real quote, before you're emotionally attached to a house.

The national headlines say one thing about buying right now. The actual Greater Baton Rouge numbers say something different.

Headlines love doom. But locally, the median list price around Baton Rouge has been hovering in the mid-$270s and is actually down a touch from a year ago.

Translation: there's more room to negotiate than most people think, and the buyers sitting on the sidelines are leaving leverage on the table. Sellers covering closing costs and buying down rates is happening right now in our market.

Zero down isn't a gimmick out here. It's a real loan, and we close them all the time.

A lot of Ascension and Livingston is USDA-eligible, which means a true no-down-payment loan for buyers who qualify. People hear "rural" and picture way out in the country, but plenty of neighborhoods around here make the map. Competitive rates, no down payment, built for exactly this part of Louisiana. And, it's one of the loan types we close most often.
