🚨 BUYERS: THIS IS WHY YOUR AGENT’S KNOWLEDGE MATTERS.

I have been working quite a few deals with homes that are on septic, and it shocks me to find out not a lot of buyers know the importance of septic inspections.

One of the biggest misconceptions I see in real estate is thinking that every inspection or test tells you the same thing...It doesn’t.

🏠 A standard dye test
A dye test is generally used to determine whether wastewater from the home is making its way into the system properly. It can help identify certain connections or flow issues but it is NOT the same thing as testing the system under a realistic wastewater load.

Now let’s talk about a full PSMA inspection with a hydraulic load test.

This is a much more comprehensive evaluation of the property’s sanitary sewer connection/system. A hydraulic load test essentially puts the system under a substantial water load to see how it actually performs.

And here’s where this becomes especially important:

⚠️ THE HOME HAS BEEN VACANT- If a house has been sitting vacant, a basic test may not tell the entire story. There hasn't been normal daily water usage putting the system through its paces. A buyer could potentially pass a basic test and still discover after closing that there are significant issues with the system.

And septic problems are NOT cheap. Repairs can potentially cost thousands and in some situations, tens of thousands of dollars.

This is exactly why I don't believe a buyer's agent's job is simply:

“Here's the house. Do you want to write an offer?”

My job is to ask:

🔎 What inspections are actually appropriate for THIS property?

🔎 Has the home been vacant?

🔎 What exactly does this municipality require?

🔎 What does the test being ordered actually tell us?

🔎 Is there a more comprehensive test we should consider?

🔎 Who is responsible if something fails?

🔎 Are we protecting my buyer before they become the homeowner?

Because there is a HUGE difference between saying: “Your septic test passed.” …and understanding WHAT was actually tested, HOW it was tested, and what wasn't tested.

The goal isn't to scare buyers. The goal is to educate them, ask the right questions, and help them make informed decisions BEFORE they spend hundreds of thousands of dollars.

Sometimes the most valuable thing your buyer's agent does is uncover the problem you didn't know you needed to look for.

Knowledge protects buyers.
And that's exactly what I want to bring to every transaction.🏡
