Ohio just took the top spot in CNBC's 2026 America's Top States for Business — the first time in the study's history, and the first Midwestern state to lead since 2015. We were No. 34 in 2010. No. 5 last year. No. 1 today.

Here's why it matters from where I sit:

Infrastructure was the heaviest-weighted category in the study this year — nearly 18% of the total score — and Ohio earned an A+. Power. Water. Rail. Interstates. Shovel-ready sites. That is exactly what every site selector and expanding user asks me about before they ask about price.

I see it every week in the Dayton, Cincinnati and Springfield markets. It isn't just the headline megaprojects. It's the manufacturer adding a second shift and needing 40,000 SF. It's the contractor buying his first building instead of renewing another lease. It's the out-of-state group finally running the numbers on Ohio and realizing what their dollar buys here.

The momentum is real, and it's showing up in deal flow.

The phones are ringing differently this quarter.
Across our Dayton, Springfield, and Cincinnati markets, I'm seeing a real uptick in activity on all three sides of the table:

Buyers are off the sidelines and back to underwriting deals — sharper on price, but ready to move when the numbers work.

Tenants are touring space again and signing, with demand picking up across industrial, office, and retail.

Landlords are leaning in — repositioning assets, getting realistic on terms, and capturing momentum while it's here.

When activity returns on all three fronts at once, it tells you something: the Miami Valley and Greater Cincinnati corridor is moving. Capital wants to be here, businesses want to grow here, and the fundamentals are holding.

Another one across the finish line in Springfield, Ohio...I represented the seller for the sale of 1835 E Home Rd — a multifamily investment property that closed at $3,995,000.

This is a great win for the Springfield market and another example of what happens when strong local fundamentals meet data-driven marketing, targeted buyer outreach, and disciplined ex*****on.
