Prices in our market are again showing increases compared with prices a year ago--reversing the trend seen in the last few weeks.

Over the last 4 weeks, average home prices in the Dayton MLS area are up 3.7% and median prices are up 5.6% compared with last year during the same 4 week period.

30 year fixed mortgage rates in Ohio trended lower the past several days and are approximately an 1/8th of a point lower than a week ago.

Prices in our market are pretty close to prices a year ago!

Average home prices in the Dayton MLS area are only up 0.14% and median prices are up 2.4% compared with last year during the same 4 week period.

30 year fixed mortgage rates in Ohio ticked down slightly yesterday, but are a little higher than a week ago.

For a second week in a row, sale prices are reflecting a more 'normal' growth versus a year ago.

Median and Average Home Prices in the Dayton MLS Area are up a bit compared with a week ago and are showing some slow down in appreciation (average price up 2.2% & median price up 3.5% compared with last year).

30 year fixed mortgage rates in Ohio are about the same as they were a week ago.

Even though I was an ICU RN for over a decade before I went into real estate, it’s days like today that I feel my true calling is helping people buy / sell homes. I’ve been working with Ryan and Andrea for 10 months and we finally found them their perfect dream forever home! I helped Andrea and Thuan buy a house while overseas in Japan.  I finally got to meet them today when they saw the house for the first time in person. I’m so happy when my clients are happy! I’m even more touched when my clients give me presents… for me, it’s the thought that they appreciated me and their gratefulness that gives me the most joy! My heart is full! ❤️

Taking care of 12 clients all under contract at the same time is no easy task, especially when I ended up having 4 closings in 6 days. I am especially excited that I was able to help one of my clients downsize from their home of 23 years into a wonderful condo with a stream / waterfall basically in their backyard… orchestrating back to back closings, with a door to door move, which while stressful went pretty smoothly! Congrats to all my clients! Congratulations to Rebecca Hartman for also having a closing of her own! It was a great week for our team! 🎉

Median and Average Home Prices in the Dayton MLS Area are a little lower than a week ago but are still up 6% / 4.5% respectively compared with last year. Also, 30 year fixed mortgage rates are trending up again thought largely due to a jump in inflation.
