Zillow suddenly abandoned their Zilllow Offers program yesterday when they realized they had lost nearly Half a BILLION dollars on it this year! It was funded largely by Wall St money and Zillow had to recognize their computer algorithms were completely inadequate in dealing with a very dynamic real estate market. It is not so easy to replace a competent experienced *human* agent...

Home sales prices in the Dayton area finished strong in December, according to Dayton REALTORS® Multiple Listing Service. The average sale price landed at $199,665 – up almost fifteen percent from last year – and a median price of $172,000 – up nineteen percent from last year. A sales volume of $289 million was a twenty-eight percent improvement over December 2019.

Also up in December were the number of residential and condo sales. 1,448 sales were reported, a twelve percent increase compared to last December’s 1,291 sales. December is usually a slower-paced month for home sales, but Dayton’s market bucked that trend for a second year in row.

The overall available inventory at year’s end was 1,963, which calculated to a supply of just 1.3 months based on December’s pace of sales. Inventory was down from 2019 levels, when 2,527 listings translated as a two-month inventory of available listings.

Adding in December’s figures, the full year 2020 improved over last year’s record-setting figures in all key areas: average price, median price, solds, and sales volume. Total sales for 2020 reached 17,283, compared to 16,625 in 2019, up almost four percent. The total cumulative sales volume for the year came in at $3.4 billion, compared to $2.9 billion in 2019, a fifteen percent jump.

These figures translated into a final average sale price for 2020 of $196,897 and a median sale price of $170,000, both up eleven percent from last year.

The number of listing entries for the year totaled 19,336, compared to 20,289 in 2019, a decrease of four percent and the inventory on hand hovered around the two-month supply level for most of the year.

Despite challenging low inventory and the COVID dip which turned out to be temporary, the Dayton market had a record-breaking year! And the average sales price was up almost 15%! Wow!
