Ten years ago, people moved to Beaverton because they couldn't afford Portland.

Today, people choose Beaverton intentionally.

Better school ratings.

Shorter commutes to Nike, Intel, and the Sunset Corridor tech corridor.

More walkable pockets than most people expect.

And a downtown that's actually invested in itself.

The buyers I'm working with aren't settling for Beaverton…

Most veterans are losing thousands when buying a home...

… and it’s not what you think.

It’s not realtor fees.

It’s not escrow fees.

And it’s certainly not paying a little extra for a radon test during your inspection.

So, how is it they’re overpaying?

Something called the VA funding fee — a one-time charge built into most VA home loans. On a $400,000 purchase it can run anywhere from $8,000 to $14,000.

Here's what most lenders won't tell you upfront:

If you have a service-connected disability rating — even a partial one — you may be completely exempt from paying it.

That's not a loophole. That's your benefit.

Is your yard turning into a jungle this spring?

I know mine caught me off guard just last weekend -- I swear I had JUST mowed the thing, too...

Grass growing too fast, weeds popping up everywhere, pollen, trimming, cleanup… it's a lot.

Here's a few easy things homeowners can do to stay ahead:

🌿 Mow a little more often instead of letting it overgrow (whoops! It happens)

🌿 Mulch flower beds to slow weeds down

🌿 Clean gutters before summer arrives

Small maintenance now = way less stress later.

It's all too easy to say "Oh, I'll take care of it later."

PERHAPS THE BIGGEST B.S I’VE EVER HEARD WHEN IT COMES TO REAL ESTATE.

Waiving your home inspection to win a bid.

Everytime I hear this it drives me crazy…

You honestly should never consider it.

Most of the time? It's one of the riskiest moves a buyer can make.

Why wouldn’t you want a professional to go through the house head to toe?

It's literally a disaster waiting to happen:

→ Older Oregon homes (foundation issues, underground oil tanks, knob-and-tube wiring)

→ You're stretching your budget to make the purchase

It’s just not worth the risk.

There’s no upside in saving $800 bucks on something that could save you tens of thousands or more.

Here's a number every Oregon seller needs to understand.

That's roughly how many days on market before buyers start assuming something is wrong with your home.

Doesn't matter if nothing IS wrong. Doesn't matter if it's priced fairly.

The psychology shifts.

"Why hasn't it sold?" "What are we missing?" "Let's lowball and see what happens."

Every day past that threshold costs you negotiating power.

The sellers who come out ahead price it to create momentum in the first 7–10 days — not to leave room to negotiate down later.

Because here's the truth:

A home that sells in week one almost always sells for more than the same home that sells in week four.

Same house. Different timeline. Completely different outcome.

A military spouse named Jennifer Barnhill wrote something that's stuck with me.

She said:

"We pushed back, and our lender and realtor convinced the seller's agent to let us use the VA loan. We were lucky — it worked.

“Lucky.”

That word hit me hard.

No veteran family should have to rely on luck to use a benefit they earned through service.

But that's the reality for too many right now.

The difference between a VA offer that gets accepted and one that gets passed over?

It's rarely the offer itself.

It's the preparation.

Lender relationships.

Offer presentation strategy.

Perhaps most important?

The agent who knows how to advocate for you.

And after 35 years of doing this, it's something I take pride in being able to help you with.

"Should I just buy new construction?"

This question is something I'm extremely passionate about.

And honestly? It's more complicated than most agents will tell you.

Here's the real breakdown for Oregon buyers in 2026:

NEW CONSTRUCTION ❌ → Builders have their own agents — who work for the builder, not you → "Incentives" often come with strings attached → Timelines slip. Sometimes by months. →
You're paying a premium for something that isn't worht it.

It's unwise.

Anybody allowing the builder’s agent to represent them in the home of their new construction?

I’d highly recommend against.

Their interests are tied to the builder – not the buyer.
EXISTING HOME ✅ → Established neighborhoods with mature character → More negotiating flexibility → Faster closing
