Let me walk you through a recent investment that shows why I love real estate, and why itโ€™s such a powerful wealth-building tool.

I purchased a 3 bed, 1 bath home with a detached garage on a good-sized lot. Listed at $430K, I submitted a clean offer at $390K-fast close, minimal contingencies, only flagging major issues during inspection. We went under contract quickly.

With just two weeks to closing, I lined up my subs and built a plan to give the main house a solid facelift:
โœ”๏ธ New floors
โœ”๏ธ New HVAC
โœ”๏ธ Interior/exterior paint
โœ”๏ธ Doors, trim, lighting & fixtures
All in, just under $25K, not counting sweat equity. The goal: rent the house out and let the tenant cover the mortgage.

But that was just phase one.

๐Ÿ’ฅ Hereโ€™s where it gets exciting: While digging into zoning and layout, I found the property actually sat on two legal lots, thanks to a street vacated by the county 15 years ago.

That changed everything.
Clackamas County only required a lot line adjustment- no costly street improvements or engineering. This was huge. Street upgrades often kill small-scale development deals.

While finishing the main house, I started the process with Clackamas County (which isnโ€™t quick). Months later, I now have a legally buildable second lot with a detached garage ready to be converted into a full single-family residence.

โ€ข SDCs: $19K
โ€ข Water line: $16K
โ€ข PGE: $0
