The Portland Metro real estate market in April 2026 looked surprisingly similar to April 2025, showing continued stability in both pricing and overall activity.

Social butterfly.
Buyers are still showing up and homes are still changing hands, with sales increasing 7.1% year-over-year.

Not too clingy.
Overall, this spring market feels balanced and steady, not overly rushed, but still active.

Gives people options.
Inventory rose 24% compared to last month, giving buyers more options while creating a bit more competition for sellers.

Still interested in commitment.
Home prices remained nearly unchanged year-over-year, with an average sale price of $615,100.
