A lot of people are sitting on the sidelines waiting for mortgage rates to drop back to 3%. Hereβs perspective on where rates have actually been throughout history:
π 1975 β 9.0%
π 1980 β 14.4%
π 1985 β 13.5%
π 1990 β 10.1%
π 1995 β 7.9%
π 2000 β 8.0%
π 2005 β 5.7%
π 2010 β 5.0%
π 2015 β 4.0%
π 2020 β 2.7%
π 2021 β 3.1%
π 2022 β 5.3%
π 2023 β 7.0%
π 2024 β 7.0%
π 2025 β 6.7%
π Current β 6.5%
The 2020 and 2021 rates were a once in a generation anomaly β not the new normal. For most of American history a rate between 6% and 9% was completely standard.
Waiting for 3% to come back could mean waiting forever. Meanwhile home prices keep climbing and you keep paying someone elseβs mortgage in rent.
The best time to buy is when youβre financially ready β not when the rate is perfect.
