ATTN: HOMEOWNERS: Think you need a big budget, a fancy office, or lots of hustle to make money with your home?

You don’t! Check out these six income streams exclusively for homeowners:

→ Rent your home for productions. Check out websites like PeerSpace or Home Studio List to rent out your space for photo or video productions.

→ Consider a roommate. If you’re single or your significant other is on board, put the call out for a roommate. You can cover as much as 30% of your housing costs each month.

→ Renovate a space to rent. If you have the space and live in an area that allows it, finish that room over your garage or create a basement apartment to rent.

→ Store other people’s stuff. A storage unit runs over $100 per month. Use your extra space to help others save while making a little extra cash.

→ Lease your driveway or parking spot. If parking is prime in your neighborhood, rent a spot to neighbors who have more than one set of wheels.

→ Start a pet-sitting business. Use your spacious backyard and love of four-legged friends to make some extra cash. Plus, you can choose your own schedule.

The holiday season is a time of giving. Which means money is flying out of your bank account faster than you can say, “Rudolph the Red nosed Reindeer”.

If you're feeling stressed about holiday spending because you are trying to save for your first home, here are a few ways to get through this season without burning through your savings account!

1. Remember, it's the thought that counts! Expensive gifts don't equal holiday happiness. A handwritten card with a homemade plate of cookies is just as good of a gift as a $50 sweater from Nordstrom (better even, in my opinion). Think of gifts you can make yourself!

2. Gift experiences > Things! Instead of gifting your in-laws a $100 gift card, invite them over for a themed dinner like a fondue night or homemade pasta! Schedule it for January when the holidays are over. For nieces and nephews, you could gift a sleepover at Aunties or a day of sledding! Think outside the sleigh!

3. Create a Holiday Spending Spreadsheet where you can track your spending! It's less overwhelming when you're seeing dollar for dollar what's going out and what it's for. Set your limits and stick to them.

4. Skip the expensive gift wrap, fancy tags and bows. They only look pretty for 5 minutes under the tree!

5. Plan ahead for next year - Look at what you spent this holiday season and project if that will look similar next year. Divide it by 12 and add it into your budget. That way when next November rolls around, you'll be ready to go!

Lastly, remember how you want to feel in January! You know the feeling when you had one too many Christmas cookies and you kind of regret it? Don't spend one too many dollars on gifts that cause you to dip into your home saving account! Keep your eye on the prize (your house goals)!

Raise your hand if you have a case of whiplash when it comes to the real estate market these days? (Me, hand raised.)

Are you trying to sift all the info and figure out what’s REALLY going on in the Portland area?

Stop already. I got you covered.

Remember…

A BUYER’S MARKET is when there are more homes available than buyers looking.
A SELLER’S MARKET is when there are more buyers looking than homes available.

In general, it’s a seller’s market if inventory is adequate for 5 months (or less) worth of sales. If you have 5 to 7 months of inventory, you have a balanced market, and anytime you have more than seven months’ worth of inventory, you’re in a buyer’s market.

Let's see what that means in the Portland area.

To determine inventory, we take the number of houses for sale and divide it by the number of sales in the past 30 days.

- Homes currently on the market (inventory): 4,051
- Homes sold last month (sales): 1,539

Divide those and you get 2.6. That puts us — at least for today — in a SELLERS market.

If you want to talk more about what’s happening in the Portland area this winter, send me a DM. No matter the market, I’m here to help you reach your real estate goals.

It's the most wonderful time of the year - HOORAY! And while home maintenance probably sounds like the last thing on your priority list (hello - there are Christmas movies to watch and Eggnog to pour), I had to make sure you (& your home) ended the year strong! 💪

Don't worry, I'm taking it easy on you this month AND serving up a lot of fun too!

-Before decorating, switch out old Christmas light bulbs with LED bulbs

-Clear snow and ice from walkways

-Inspect and upgrade attic insulation and ventilation

-Set-up a gift wrapping station

-Inspect your winter weather supplies - shovels, window scrapers, etc. (Don't forget to add a snow scraper to your car)!

-Prepare for power outages - stock up on water, non-perishables, candles, etc

-Check caulking and weatherstripping on doors and windows

-Have your fireplace and chimney cleaned

-Insulate exposed water pipes under your house

-Disconnect and drain garden hoses

-Refresh the holiday decor in one room of your house (which one are you picking?)

No matter what you hear there’s no such thing as a maintenance-free home. What there is? A home that’s totally manageable to maintain when you break it down month by month.
To help, here’s your July Home Maintenance Checklist!

1. Wipe down porch lights, replace blown-out bulbs, and use glass cleaner to freshen up your home’s exterior entryway.

2. Get rid of washer build-up with a cup of diluted bleach or white vinegar in the drum. For the dryer, remove and wash the lint screen—especially if you use dryer sheets.

3. Wipe down and clean baseboards, doors, and light switches.

4. Clean garbage disposal by sprinkling a half-cup of baking soda and one cup of white vinegar in the disposal. Allow it to sit for 10 minutes before flushing it down the drain.

5. Drain your water heater to flush out any sediment that could be affecting your heater’s performance.

6. Wash pet beds, pet toys, travel carriers, etc.

7. Replace worn-out or dirty entry rugs.

8. Inspect fencing and gates around your home and make repairs as needed.

9. Plan your fall vegetable garden. My recommendations? Brussel sprouts, broccoli, and kale.

Remember, home maintenance doesn’t have to be overwhelming! Just do a little bit each month, be proud of yourself, then move on to bigger and better things!
