Here’s what sellers don’t always realize: comments from showings are filtered.

Sometimes buyers don’t tell their agents exactly what they thought. Sometimes showing agents are involved, and buyers’ comments get passed through multiple people. Sometimes agents don’t leave comments at all. And when they do, everyone is usually trying to be polite.

So “they liked the homes, but chose other options” could mean dozens of different things. 🤔

That’s why we don’t make listing decisions based on individual feedback forms alone. We look for patterns: showings, repeat visits, online interactions, competing homes, offers, price changes, and the homes buyers ultimately chose instead. 📊🔍

And sometimes the most useful insights come from receiving no comments at all.

If buyers see your homes but consistently choose others, their choices are still telling us things.
