🏢 Condo & Townhome Watch: Buyers Have Options!

Is now a good time to buy a condo or townhome in the Portland area? It could be, especially if you’re prepared to negotiate.

Greater Portland condos and townhomes currently have about 7.1 months of inventory and average 86 days on the market. By comparison, detached homes have approximately 3.8 months of inventory and average 57 days on the market.

Some condo and townhome markets are even softer:

• Beaverton/Hillsboro: 8.1 months
• North Portland: 8.8 months
• NE Portland/Gresham: 8.4 months
• Lake Oswego/West Linn: 9.9 months

What does this mean for buyers?

More inventory may mean more choices, less competition, and greater room to negotiate on price, repairs, closing costs, or a mortgage-rate buydown.

With rates near 7%, renting may cost less each month in the short term. But if you plan to stay for several years, buying can offer the opportunity to build equity.

Debra’s Adventure Corner
Have you heard about the Wildwood Crows? This is really fun!! Follow the Crows is an art installation in Portland, Oregon from August 7 through October 30, 2026. It consists of 30 beautifully and uniquely painted crow sculptures, each about 6 feet tall. Twenty five of these sculptures are in and around the downtown area, while the remaining five are more distant.

Here are a couple of ways you can find the Crows, Go to the Play Store and download the App = Wildwood Crows, follow the map and track your sighting!! Or do a fun bike ride, here is the Ride with GPS route for 25 Crows!
