🏡 What’s happening in the Portland real estate market?

We’re seeing a more balanced market, with buyers gaining a little more negotiating power and sellers needing to be thoughtful about pricing and presentation. Not every home is selling quickly or above asking price, but that doesn’t mean home values are dropping across the board!

Every home and neighborhood is different, which is why looking at recent comparable sales, the home’s condition, and the competition is so important.

✨ The bottom line: Sellers, preparation and pricing matter more than ever. Buyers, you may have more opportunities to negotiate and find the right home without feeling rushed.

Weekly Market Update 🏡

The market continues to show a mix of activity as we move into the fall season. New listings were down 11%, while average days on market decreased to 69 days. Pending sales were down 7.7%, but closed sales increased by approximately 32%, with the average sales price rising to $631,000.

We’re seeing a nuanced market where well-priced, desirable homes are attracting strong interest and, in some cases, selling at or above list price with multiple offers. Homes that need updating or additional work are generally taking a little over two months to sell.

Higher mortgage rates, currently around 7.5%, combined with the typical seasonal slowdown, are contributing to more cautious buyer activity—particularly among first-time buyers. We’re also seeing an increase in buyers requesting seller credits toward closing costs and prepaid expenses to help offset some of the additional costs of purchasing a home.

While the market has slowed, there are still opportunities for both buyers and sellers. As always, pricing, preparation, and strategy matter. We’ll continue watching the market closely and hope to see rates ease, providing some additional relief for buyers in the coming months ahead.

From Saturday soccer day to Sunday funday! We kicked things off at Keeper Coffee Co. for the best sweet and savory treats (and a flat white that never disappoints ☕️), followed by a trip to the farmers market. Then it was off to one of my favorite pizza spots, Pizza Roma, before wrapping up the day with a sweet treat from Mochinut on Hawthorne and some playground time in the neighborhood. 🍕🍩

Weekends like these are a great reminder of why I love living and working in Portland. From our amazing local businesses and neighborhood gems to the community and all the little moments in between, there’s always something to love about this city. ❤️

At first glance, the week-over-week numbers may look slower, but this snapshot only tells part of the story. The market is especially nuanced right now, and a home's condition, location, floor plan, pricing, and overall presentation can make a significant difference.

Homes that are presented well, located in desirable neighborhoods, and offer sought-after floor plans are still attracting two to three offers, often selling above the listing price and/or with favorable terms.

We're also heading into a seasonally slower time of year, so some cooling is expected. The encouraging news is that homes are continuing to sell, and the average sale price remains higher than it was last year. Preparation and a thoughtful pricing strategy continue to be key.
