Sometimes, a win comes from getting back to the basics and being willing to try something you haven’t done in a while.

Rick recently had a challenging property that had received a small price reduction. Rather than handing off the weekend open houses, Rick decided to host them himself, something he hadn’t personally done in quite some time (he typically has other brokers host his opens).

Being there gave Rick the opportunity to have meaningful conversations with prospective buyers, answer their questions firsthand, and share the unique features of the property, along with the joy his sellers had experienced while living there. The result? Two offers from buyers who attended the open house and a pending sale! 🎉

But perhaps the biggest takeaway came afterward. Rick realized just how much buyers want to hear about a home from someone who truly knows it. The experience was such an eye-opener that he’s now considering making open houses a bigger part of his business again. He believes that being there to answer questions, share the home’s unique features, and provide insight from the seller’s perspective made a meaningful difference, and that without that personal connection, these buyers may not have felt the same level of interest or ultimately made an offer. Sometimes, simply being present can make all the difference.
