Born and raised right here in Southern West Virginia, I've watched a lot of families outgrow their first home. And right now the numbers are telling an interesting story for anyone thinking about moving up.

Homes here are sitting on the market longer, and the median sold price is down 14.9% from where it was this time last year. That might sound like bad news at first , but if you're moving up, it's actually working in your favor twice: you're likely paying less for that next home than you would have a year ago, and sellers on the move-up end are more open to negotiating. The "gap" between what you'd sell for and what you'd buy for is shrinking.

At the same time, entry-level homes are still in tight supply — so the house you outgrew may be exactly what a first-time buyer around here has been searching for.
