First-time homebuyers are hitting record lows—and the latest data from NAR tells a bigger story about today’s market.

Only 1 in 5 buyers purchased their first home this past year. Meanwhile, Baby Boomers continue to lead the market at 42%, often leveraging equity and flexibility to move closer to family, downsize, or step into retirement.

Here’s how buyers break down:
• Gen Z: 4% (up slightly)
• Millennials: 26% (down)
• Gen X: 25% (up)
• Baby Boomers: 42% (holding strong)
• Silent Generation: 4%

We’re also seeing a shift away from multigenerational living, dropping from 17% to 14%.

What hasn’t changed? The value of working with a professional.
• 88% of buyers used an agent—and 91% would do it again or recommend theirs
• 91% of sellers worked with an agent, selling for 99% of original list price on average

With nearly 4.7 million homes sold last year, one thing is clear: the market is still moving.
