A newer home on 0.75 acres sounds appealing—but does the deal actually work for the buyer?

Here is why this Joshua property caught my attention:

It was built in 2022, offers more than 2,700 square feet, includes a three-car garage and has upgrades that go beyond the standard features found in some nearby new construction.

It is also about 30 minutes from downtown Fort Worth and NAS JRB.

The asking price is $545,000, and it has been on the market for more than 80 days.

That market time may matter, but not for the reason most buyers think. It gives us a reason to look more closely at comparable homes, the seller’s position and whether there is meaningful negotiating room.

There is an open house Sunday from noon to 2 p.m.

On this $477,990 Arlington new construction home:

Normal 1% Smart Buyer Advantage: $4,779.90

Limited 1.5% Smart Buyer Advantage: $7,169.85

Potential bonus above the normal amount: $2,389.95

That is why this one caught my attention.

The home offers approximately 2,832 square feet with four bedrooms, three bathrooms, a study, game room, media room, and first-floor primary suite. Estimated completion is fall 2026.

But the real question is not whether the home has enough space.

The question is whether the price, builder incentives, timing, estimated payment, and Smart Buyer Advantage eligibility work in your favor.

This is also where buyers can accidentally lose leverage by touring or registering before having representation in place.
