🏡 Median price: $525,000 (+2.4%)
⏱️ Avg. days on market: 46 (+4.5%)
📉 Closed sales: 542 (-12.6%)
📊 % of list price received: 99.4% (+0.3%)

What does this mean in real life?

We’re still seeing strong pricing and sellers getting very close to asking, but homes are sitting just a bit longer, and there are fewer sales overall. Translation: buyers may have a touch more breathing room, but competition isn’t disappearing anytime soon.

📍 Amherst Market Update

I was just digging through the latest numbers and, wow, Amherst has really held its value over time.

🏡 Home prices have steadily climbed over the years and we’re now seeing average sales prices well into the $700K+ range.

And honestly? It makes sense.
Amherst is one of those towns people don’t just stumble into - they wait for something to come up (speaking from experience).

What I’m seeing lately:

➡️ Buyers are still out there (just a little more selective than the frenzy days)
➡️ Inventory is still tight
➡️ And the homes that are priced right? They’re still moving

If you’ve owned your home for a few years, there’s a very good chance you have more equity than you think.

If you’re buying… it’s not impossible - it just takes a smart plan (and a little patience).

Also NH: Randomly drops two nearly 70° days in March ☀️

Every window and door in the house is open. We’re pretending it’s spring for the next 24 hours.

Koda has secured the best sunny spot in the house… prime real estate.

And honestly, moments like this are a reminder that natural light, big windows, and a good view never go out of style in a home. Buyers notice it immediately.

I’ve already put it out in the universe, NO MORE SNOWSTORMS.

Now to go realign my daughter’s cars…

New Hampshire single-family homes kick off the year on a high note:

🏡 Median Sales Price: $540,000 (+7.5% year over year)
⏱ Average Days on Market: 44 days (+4.8%)
🔑 Closed Sales: 672 (+2.1%)
📉 Percent of List Price Received: 98.3% (slightly down 0.6%)

What’s the takeaway?
Prices continue to climb, homes are selling slightly slower, and sellers are getting close to asking price. Steady demand and a bit more market time mean strategy is key for buyers and sellers in 2026.
