A recent LendingTree analysis of U.S. Census data found that New Hampshire has approximately 92,650 vacant housing units. Of those, nearly 70% are classified as being for seasonal, recreational, or occasional use—primarily vacation and second homes. That means roughly 60,000 to 65,000 single-family homes and condominiums in New Hampshire serve as second homes, representing about 10% of the state's housing stock.
But is that unusually high?

Not according to the U.S. Census Bureau. Census data show that the share of New Hampshire homes used as seasonal or second homes has remained remarkably consistent for decades, generally ranging between 10% to 15% since 1940. In 1950, 12.7% of the state's housing stock fell into that category. In 2024, the figure was essentially the same, even a little less —10%. While second homes are often blamed for New Hampshire's high median home prices, the data suggest they are not a new phenomenon. The proportion of homes used for seasonal or vacation purposes has changed very little over the past 75 years, indicating that other factors are far more likely to be driving today's affordability challenges
