Dave Ramsey Says Don't Buy a Home Until...

❌ You have 3-6 months of savings
❌ You have at least 5% down
❌ Payment is max 25% of take-home on a 15-year mortgage

Sounds responsible, right?

Here's the problem:

If you followed that to the letter in 2026, most people wouldn't buy for YEARS.
Some would never buy at all.

Meanwhile you would:
🏠 Keep paying your landlord's mortgage
📈 Watch home prices move without you
💸 Watch rent climb year after year
🔑 Build equity for someone else

The question nobody asks: What's the cost of waiting?

If you can comfortably afford a 30-year mortgage today...
If your income is stable...
If you have decent savings...
If you plan to stay put...

Is waiting actually safer? Or is waiting its own risk?

Bedford homeowners, May gave us a pretty clear message.

Buyers are still looking.

Bedford homes priced $309,000+ averaged 7.1 showings per listing in May.

But closed sales dropped to 35, and inventory climbed to 85 homes.

So the market is not dead.

It is just pickier.

The median sales price landed at $418,770, while the median original list price was $442,000.

That gap matters.

It tells us buyers are active, but they are not blindly paying whatever a seller hopes to get. Shocking, I know. Buyers apparently read numbers now.

If you own a home in Bedford 76021 or near Bedford Estates, the takeaway is simple:

Price, condition, and positioning matter more right now.

Before guessing what your home could sell for, look at where buyers are actually moving.
