In my defense, a lot of it is work. The MLS, the DMs, the contract that needed a signature at 9 PM. But everyone needs a way to unplug, and this is mine: a slow morning spent on the water.

The latest market data is in, but here's the one thing they don't show:

Buyers are still paying attention to homes that are priced right, and the first week of showings can tell me a lot about how a listing is going to perform.

Numbers are a starting point.

What I actually rely on is what happens at showings, what my buyers are saying, and what offers look like this month. You can't get that from a report. You get it from doing this every day.
