Counting down to Friday’s closing, today was all about the behind-the-scenes details that help make the big day go off without a hitch 🏡

One of the tasks on today’s checklist was coordinating the final water reading for my listing in Hopkinton, NH.

Because the property is connected to public water, the water department needed to obtain a final meter reading. That reading will now be reported to the town, and the final bill will be sent to the title company so everything can be properly accounted for before closing.

It’s one of those details most people never see, but it’s an important part of getting a transaction across the finish line. ✅

Real estate is often about managing the dozens of little details behind the scenes so closing day goes as smoothly as possible.

Got to the office this morning before 8:30 and realized I hadn’t checked my mailbox in a couple weeks 😅📬

Glad I finally did.

Another behind-the-scenes part of real estate most people never see 🏡

Today I’m heading to one of my listings to complete a fuel proration reading before closing.

If a home uses oil, propane, kerosene, or another fuel source for heat, the tank or meter is typically read close to the closing date. Based on the current fuel price and the estimated amount remaining in the tank at closing, the sellers are usually credited back for the remaining value from the buyers on the final settlement statement—unless otherwise negotiated in the Purchase & Sale Agreement.

It’s one of those smaller details that helps ensure everything is accounted for properly before ownership officially changes hands. ✅

Real estate is full of moving parts, and this is just one more example of the work that happens behind the scenes to get a transaction to the closing table.

Following up on yesterday’s post… 🏡

During our final walkthrough, we discovered the home wasn’t left in the condition my buyer had expected. While we were able to address the items left behind, the home still needed a thorough cleaning before move-in.

I told my client I’d make a few calls and see what could be done. No promises. No guarantees. It was a holiday weekend, after all.

Thankfully, the stars aligned. ✨

My friend Zenilda Neres, who owns a cleaning business, was able to rearrange her schedule and make it happen. Today, my client sent me this message after seeing the finished result, and it put a smile on my face.

I’m fortunate to have several trusted cleaning professionals I can refer throughout different parts of Massachusetts and New Hampshire. But over the years, Zenilda has consistently come through for my clients whenever she’s able. She’s always taken my call or answered my text, even when the request comes at the last minute.

Of course, there have been times when she couldn’t make it happen—and that’s completely okay. No one can be available every time. What matters is that she’s always honest, responsive, and willing to help however she can.

One thing I’ve learned in this business is that every Realtor should have trusted professionals they can call when unexpected situations arise: mortgage lenders, attorneys, inspectors, contractors, cleaners—you name it.

No one person can do it all alone.

I’ve referred Zenilda for years because she consistently delivers for my clients and for me personally. And if she’s unavailable, that’s okay too. The reason I continue to call her is simple: she’s trustworthy, reliable, and genuinely cares about the people she helps.
