If I had a crystal ball, I’d probably be sitting on a beach somewhere instead of making this Reel. 😂

Nobody knows exactly what the housing market will look like 6 months or a year from now.

Rates could come down.

They could go up.

Prices could change.

More homes could hit the market.

That’s why I don’t think you should make a major real estate decision based entirely on what you HOPE happens next.

Look at what we know today.

Does the payment make sense?

Does the move make sense for your life?

Are you financially ready?

Is it the right house?

Those are questions we can actually answer.

Thinking about moving to New Hampshire? 🏡

Before you fall in love with a house, check what your ACTUAL commute could look like.

Not Sunday afternoon.

Not 11:00 AM on a Wednesday.

Check it for the time you’d really be heading to work.

📍 HERE’S HOW TO DO IT IN GOOGLE MAPS:

1️⃣ Open Google Maps and enter your destination.

2️⃣ Tap “Directions.”

3️⃣ Select the 🚗 driving option.

4️⃣ Tap the three dots (⋮) in the upper-right corner.

5️⃣ Select “Set depart or arrive time.”

6️⃣ Choose a normal weekday and the time you’d actually leave for work — Tuesday at 7:30 AM, for example.

Google Maps will give you an estimated travel time based on expected traffic conditions for that day and time.

That 35-minute drive you saw when you toured the house on Saturday might look VERY different during Tuesday morning traffic. 👀

This is something I want buyers thinking about BEFORE they make an offer.

Because you’re not just buying a house.

You’re buying the commute, the neighborhood and the day-to-day life that comes with it.

It doesn’t tell you what payment YOU’ll be comfortable living with every month.

There’s a difference.

You still want to go out to dinner.

Take a vacation.

Pay for your kids’ activities.

Fix the car when something breaks.

And actually enjoy your life.

The goal isn’t to buy the most expensive house you can qualify for.

It’s to buy a home you love without hating the payment that comes with it.

“We can always reduce the price later.”

You can.

But that doesn’t mean you should PLAN on it.

When your home first hits the market, it’s new. Buyers are watching. Agents are watching. That’s when you have an opportunity to create urgency.

Price it too high and those buyers may simply move on.

Then 30… 45… 60 days go by.

Now you’re reducing the price trying to get their attention back.

The goal isn’t to price your home LOW.

It’s to price it where today’s market can support it.

Sometimes being a good Realtor means telling you something you don’t want to hear.

The house is overpriced.

The numbers don’t make sense.

You’re stretching yourself too far.

Or this just isn’t the right deal.

I’d rather lose a sale than watch a client make a decision I don’t believe is in their best interest.

You don’t need someone whose only goal is getting you to closing.

You need someone who’s willing to tell you when you shouldn’t.
