Kienlen Lattmann Sotheby’s International Realty will return as show jump sponsors for the 2026 Essex Horse Trials on Sunday, May 31st at Moorland Farm in Far Hills.

You’re invited to join me at our shady spot next to the water jump — an exciting vantage point from which to enjoy the cross-country phase — watching the competition while enjoying drinks and snacks.

This year, both access to the event and parking are free!

The first cross country ride is at 10:30am and the last at 3:30pm. The earlier phases of the competition (dressage and stadium jumping) start at 8am and 10am respectively

March tends to be a transitional month in Tewksbury, and this year followed that pattern quite closely. While February’s activity was largely behind the scenes, with listings preparing and buyers positioning themselves, March brought a measurable step forward in completed transactions.

Five homes closed during the month, with a median sale price of $749,000. What’s particularly notable is the 104% sale-to-list price ratio. That figure tells us that well-prepared homes are continuing to attract competitive interest, often resulting in multiple-offer scenarios. At the same time, a median of 16 days on market suggests that properly priced homes are moving efficiently, without lingering uncertainty.

From a market perspective, this is not simply “strong demand”, it’s selective demand. Buyers are responding to homes that are thoughtfully presented and strategically priced. When those elements align, the market moves quickly. When they don’t, the contrast is equally clear.

What we’re seeing now is the early phase of the spring market taking shape. Many of the sellers I’ve been working with over the past several weeks are beginning to come to market, and inventory should continue to build through April and May. That will provide buyers with more choice, but it also introduces more competition for sellers.

If you’re considering selling, this is the moment where preparation and timing start to matter more than headlines. The difference between a strong result and an average one often comes down to how well a property is positioned in these early spring weeks.

In February 2026 in Tewksbury, it might look like the wintery weather kept things quiet with only one property closing (3 Cross Brook Road). However, there were 4 new-to-the-market properties that came on in February and 4 properties went under contract (one of them, 5 Water Street, was both listed and went under contract in February). I expect to see a lot of new homes coming on the market in the next few months...I know I'm busy working with sellers getting the marketing for their properties lined up for when the weather is less of an obstacle.
