🛑A REAL STORY ABOUT PROPERTY FRAUD🛑

Recently, someone contacted South Texas Land & Home claiming to be the owner of a large tract of San Patricio County farmland that had been in the family for generations.

They requested a CMA and made several attempts to move forward, including wanting a listing agreement and the property listed as quickly as possible.

But our agent knew the property. She knew it had been leased farmland for many years, so she started asking questions.

The email and phone information didn’t check out, and the person’s identity couldn’t be independently verified.

So our agent did something beyond simply saying no — she tracked down the actual property owner.

The owner had never contacted us about selling.

We were able to intercept what we believe was an attempted property fraud before a listing agreement or transaction could move forward. The owner was advised to contact the appropriate county offices and law enforcement and take additional steps to protect the property.

You’re almost there! Closing day is when you sign the final paperwork, your funds are received, and ownership officially transfers to you.

BEFORE CLOSING

Q: What do I need to bring?
A: Bring your valid driver’s license or other acceptable photo ID. Your title company will let you know if anything additional is needed.

Q: How do I bring my closing funds?
A: Your loan officer will provide the exact amount needed for closing. Title will also provide a closing document showing the amount due.

You will generally need to either:

* Wire the funds to the title company, or
* Bring a cashier’s check as instructed by the title company.

IMPORTANT: If wiring funds, always verify the wire instructions directly with the title company using a trusted phone number before sending money. Never rely solely on emailed wiring instructions.

CLOSING DAY

Q: What happens at closing?
A: You’ll review and sign your final closing documents. Once all requirements are satisfied and the transaction is funded, the title company will handle the recording of the deed.

Q: When do I get my keys?
A: Your keys are typically released after the title company confirms the transaction has funded and the deed has been filed/recorded, according to the closing instructions.

GET YOUR UTILITIES READY

Q: When should I set up my electricity?
A: Buyers should arrange for electric service to begin on the day of closing so your new home has power when you take possession.

Q: What about city/municipal utilities?
A: If your property uses municipal utilities, you may need to take the recorded deed or documentation provided by the title company to the city/utility department to place the utilities in your name. Check with the specific municipality for its requirements.

Answer:
Your lender continues processing your loan while the appraisal is ordered. The lender reviews your financial documents, verifies information, and moves your loan through underwriting.

âť“ What is the appraisal for?

Answer:
The appraisal helps the lender determine whether the property’s value supports the purchase price and the loan amount.

âť“ How long does this usually take?

Answer:
Typically 1–3 weeks, but timing can vary depending on the lender, appraiser, loan type, and how quickly requested documents are provided.

âť“ What if the appraisal comes in at the purchase price?

Answer:
Great! The appraisal supports the contract price, and the loan can continue moving toward final approval.

âť“ What if the appraisal comes in LOW?

Answer:
That doesn’t automatically mean the deal is over. Depending on the situation, the parties may negotiate, the buyer may bring additional funds, or other options may be available. Your lender and Realtor can help you understand the choices.

âť“ What is the difference between a buyer-requested repair and a lender-required repair?

Answer:
A buyer-requested repair is something the buyer asks the seller to address based on the inspection or condition of the home. The seller may or may not agree.
