It's inspection day!

One thing I always tell my buyers is not to panic when the inspection report comes back with a list of items. Every house has one...even brand new construction.

The goal isn't to find a perfect house. It's to understand what you're buying so you can make informed decisions and move forward with confidence.

You got pre-approved...now DON'T do these things before closing.

❌ Buy a new car
❌ Open a credit card
❌ Finance furniture
❌ Quit or change jobs without talking to your lender
❌ Miss a payment on anything

Your lender checks things again before closing. I've seen buyers delay closings over things that could've easily been avoided.

Home buying hacks that can save you money (and regret)

• Look up the last sale price
If it sold recently and jumped a lot in price, ask why. Quick flips aren’t always bad…but you want to know what changed.

• Check the direction the house faces ☀️
West-facing = HOT afternoons. North-facing = less natural light. Sounds small until you live with it every day.

• Open the windows during the showing
If they’re painted shut, hard to open, or musty…that tells you a lot real quick.

• Peek in closets for more than space
Closets can show signs of moisture, smells, or poor airflow that the rest of the house hides.
