Here’s why seniors are trapped in their homes — and how it’s hurting first-time buyers

🏡 One bill could unlock the entire housing market. Here’s how.

The housing shortage isn’t just about builders or interest rates. A big piece of it? Seniors who *want* to sell but can’t afford to.

Under current law, capital gains exclusions cap at $250K for singles and $500K for couples — limits set in 1997. Home values have tripled since then. A couple who bought on Staten Island for $150K now sitting on a $900K home faces a $400K taxable gain. That’s not a nudge to stay. That’s a wall.

The Nest Egg Protection Act would raise that exclusion to $1M for homeowners 65+ who’ve owned for 25+ years — removing the penalty and freeing up exactly the starter and mid-range homes first-time buyers need most.

More sellers. More inventory. Less upward pressure on prices.

This is supply-side housing policy hiding inside a tax bill.

In this final phase of construction of the Ma & Pa Connector Trail, our project team identified previously unforeseen site conditions in the field that need to be addressed for the trail to be completed. We are working diligently with our contractor to address the issues and complete the trail as soon as possible.

We expect construction to be completed in the next few months. Once the project is complete, we will have a dedication ceremony celebrating the full trail connection. We will advertise the ceremony through the County’s Public Information Office and our Department page.

Please be patient as we work through addressing these issues. Just like you all, we are very excited but remember this is an active construction site and only authorized personnel are allowed on the new section of trail at this time. Please do not trespass.
