New Bright MLS agent surveys show first-time buyers made up just 36.7% of July closings — a record low. With the median sold price at $450,999 (up 23% in five years) and monthly payments near $3,200, entry-level buyers are writing multiple offers, paying above asking, and searching 6+ months.

📊 Key numbers: • 61.6% of first-time buyers made offers on multiple homes • 41.4% paid above the original asking price • 1 in 5 searched more than six months

BUYERS: Get pre-approved, widen your search area, ask about Maryland down payment assistance programs, and work with a local agent who knows Bel Air, Aberdeen, Havre de Grace, Fallston, and Forest Hill.

Mortgage rates August 2026: 30-year fixed at 6.65%, 15-year at 5.95% — basically flat, and higher than a year ago. So why are agents saying waiting could cost buyers more than buying now? Because 20% of sellers cut their price in July and purchase applications are down 3% YoY. Fewer buyers in the room = more negotiating power for you: closing cost credits, repair credits, real price negotiation. You can refinance a rate. You can’t renegotiate a price you overpaid. If rates drop, everyone comes back at once and that leverage disappears. Sellers — price it right in week one and be ready to negotiate terms. Buyers — run YOUR numbers, not the internet’s.
