It’s one of the most common questions I’m getting right now — should I buy now or just wait until fall? Honest answer? It depends. But here’s how I’d think through it.

1️⃣ If you’re financially ready, waiting rarely pays off the way people hope. I know it’s tempting to think the market will shift in your favor in a few months. Sometimes it does. But trying to time the real estate market is a lot harder than it sounds — and waiting has its own costs.

2️⃣ Summer inventory is actually working in your favor right now. More homes are available right now than we’ve seen in a while. More options means more negotiating power. That tends to tighten back up in the fall when serious buyers are still active but new listings slow down.

3️⃣ Fall isn’t always the deal season people think it is. Yes, there can be motivated sellers in the fall. But there are also fewer homes to choose from. Trading options for a slightly more motivated seller isn’t always the win it sounds like.

4️⃣ The right time to buy is when YOU are ready. Your job situation, your savings, your life plans — those matter more than what the market is doing in any given month. A home you can comfortably afford now will always beat the “perfect market moment” you waited for.

Everyone sees the sold signs and the closing day photos. But there’s a whole lot that happens behind the scenes that most people never know about.

1️⃣ The calls and texts that happen at all hours. Questions don’t stop at 5pm in real estate. I’m coordinating with lenders, other agents, inspectors, and attorneys — often all at once — to keep your deal on track. A lot of that happens quietly in the background so you don’t have to stress about it.

2️⃣ The problem solving nobody planned for. Deals rarely go perfectly from start to finish. Appraisals come in low, inspections turn up surprises, financing hiccups happen. A big part of my job is fixing things before you even know they were broken.

3️⃣ The homework before you ever tour a home. Before I take a buyer to a single showing, I’ve already researched the neighborhood, pulled comps, flagged potential concerns, and thought through your priorities. That prep work is what makes our time together actually useful.

4️⃣ The emotional support that comes with the territory. Buying or selling a home is one of the biggest decisions most people ever make. Sometimes you just need someone to talk it through with — and that’s always part of the job too. Genuinely.

After working with a lot of buyers, I can tell you — the ones who get the house and the ones who don’t usually aren’t that different on paper. The difference almost always comes down to a few key things.

1️⃣ They’re pre-approved before they fall in love. Not pre-qualified — pre-approved. It’s a stronger position and sellers notice. If you’re not financially ready to move when the right home shows up, someone else will be.

2️⃣ They know what they want before they start looking. Buyers who win offers aren’t making decisions from scratch at every showing. They’ve already worked through their priorities so when the right home shows up, the decision is easy and the move is fast.

3️⃣ They trust the process and their agent. Second-guessing every step, waiting for a “perfect” moment, or lowballing because it feels safer — these are the things that cost buyers houses in a competitive situation. The buyers who win are decisive and informed.

4️⃣ They make clean, compelling offers. Price matters but it’s not always everything. Flexibility on closing dates, a strong earnest money deposit, and limiting unnecessary contingencies can make your offer stand out even if it’s not the highest number on the table.

The market rewards preparation. It really is that simple.

Before you step foot in a single home, there are 4 things you really need to figure out first. Trust me, it makes the whole process so much smoother.

1️⃣ Your actual budget — not just what you’re approved for. Getting pre-approved for $450k doesn’t mean you should spend $450k. Factor in property taxes, insurance, maintenance, and what your monthly payment actually feels like to live with.

2️⃣ Your non-negotiables vs. your nice-to-haves. You need to know which features you absolutely cannot compromise on and which ones you’re just hoping for. If you don’t decide this before touring, emotions will make the decision for you — and that’s how buyers end up stretching their budget for a home that’s “close enough.”

3️⃣ The neighborhoods that actually work for your life. Commute times, school districts, walkability, proximity to family — whatever matters to you, map it out before you start touring. Falling in love with a house in the wrong location is a painful situation to be in.

4️⃣ How quickly you can move. Are you flexible or do you have a hard deadline? This affects your offer strategy more than most buyers realize. A seller who needs a quick close might take less money for the right timeline.

The buyers who do the best in this market are always the ones who show up prepared. The more clarity you have going in, the more confident you’ll feel when the right home shows up.

Let’s be real — “move-in ready” is one of the most overused phrases in real estate, and it doesn’t always mean what you think it does.

To a seller, it usually just means the home is livable. Appliances work, nothing is actively broken. That’s often the whole bar. To a buyer, it might mean updated kitchen, fresh paint, zero projects waiting on day one. Both are valid — but they’re not the same thing.

Before you fall in love with a listing that uses those words, here’s what I actually want you to pay attention to:

How old are the mechanicals? A pretty kitchen means nothing if the HVAC, roof, or water heater are on their last leg.

Is it cosmetic or structural? Paint and fixtures are cheap fixes. Wiring, plumbing, and foundation issues are not.

What does the inspection say? Listing descriptions are marketing. The inspection is the truth.

What’s your real bandwidth? Be honest with yourself about how much time, money, and energy you have for projects right now. It matters more than people think.

“Move-in ready” is a marketing term, not a guarantee. The right agent will always help you look past the buzzwords.

Summer is one of the best times to sell — but it can also work against you if you’re not careful.

I’ve seen deals fall apart (or drag on way too long) because of a few totally avoidable mistakes. If you’re planning to list this summer, please hear me out on these 4 things:

1️⃣ Neglecting your curb appeal in the heat. Dead grass, wilted flowers, and a sun-scorched front yard are the FIRST things buyers see. In the summer market, your exterior has to work harder than ever. Water that lawn, add some fresh mulch, and plant something that actually survives the heat.

2️⃣ Keeping the house too warm for showings. I know, I know — nobody wants a sky-high electric bill. But walking into a hot, stuffy house on a 90-degree day is an instant mood killer for buyers. Cool it down before every showing. That comfort literally influences offers.

3️⃣ Ignoring your competition. More homes hit the market in summer than almost any other time of year. If your price, photos, or presentation aren’t sharp, buyers will just move on to the next one. This is NOT the season to “test the market.”

4️⃣ Waiting too long to list. The summer buyer pool starts thinning out by mid-August — vacations wrap up, school starts, and urgency fades fast. If you’re thinking about selling this summer, the window is now, not later.

Seriously — some of the biggest “wow” moments buyers have come from the smallest changes. Here are 5 updates I always tell my sellers to make before we list:

1️⃣ Swap your hardware. Cabinet pulls and door k***s are basically jewelry for your home. Upgrade to brushed brass or matte black and watch the whole room level up.

2️⃣ Add a statement mirror. A well-placed, oversized mirror makes spaces feel bigger AND more intentional. Total game changer in an entryway or dining room.

3️⃣ Layer your lighting. Overhead lighting alone = flat and builder-grade. Add a floor lamp or some warm-toned bulbs and suddenly it feels curated.

4️⃣ Paint your front door. First impressions are everything. A bold front door color (navy, black, deep green) signals style before anyone even steps inside.
