This was much of my day yesterday. We saw sooo many properties this time. Sometimes pictures can only do so much. And often a realtor knows what you’re looking for. So these Caravans make a big difference in a market that is a hard sell.

The Price right now seems to be the continuing bane of each buyer and sellers existence. I am seeing homes that are "worth" their asking price, but still sit waiting for that buyer who sees the worth. It is trying on the patience of the Seller and meanwhile, the buyer is finding that the homes they wish they could buy are priced out of their range many times. Here is what I suggest: Sell and be patient, pricing as low as you can afford to do. Buyers seem to not want to negotiate much, so don't price high and then reduce because your Buyer is moving on. And doesn't want your stagnant listing later on. And Buyers, just make an offer. You don't know unless you ask. Bring any kind of offer. Waiting for the right price on that listing could wear you and the seller out so that when you need patience with each other it is thin by then.

Is there a Perfect Price? Maybe. But its not obvious.

WELCOME BACK! This home was withdrawn for a short time in order to put an even better foot forward! Please reconsider this property for those who perhaps could not look past the rough floors or the unrefined walls. The whole inside seems transformed with new vinyl flooring and fresh paint on most walls.

Let me remind you that the roof is newly done this past June and the owner had a new furnace installed last year as well as purchased a new stackable washer and dryer that conveys.
