Little River Homes – Technical Design Summary
Engineering Philosophy
Little River Homes is an engineered residential community designed for durability, energy efficiency, reliability, and long-term livability. Every major component from site layout to structural framing and mechanical systems has been selected to maximize homeowner comfort while minimizing operating and maintenance costs. Future-ready engineering is incorporated throughout the community, allowing homeowners to choose from technologies such as rooftop solar, battery storage, electric vehicle charging, and high-efficiency all-electric heating systems or high efficiency propane boilers,
without major structural modifications.
Site Engineering
The community is situated on gently south-sloping lots that provide excellent solar exposure for passive solar gain and future photovoltaic systems. Underground electrical distribution improves reliability, aesthetics, and protection from weather. Utility power is supplied from a highly reliable three-phase electrical distribution system that also serves the local hospital, making prolonged power outages—even during severe storms—extremely uncommon. Municipal water provides dependable supply and excellent water pressure.
Structural Foundation
Each home is constructed on a reinforced monolithic concrete radiant slab with an integral 18-inch frost-protected footing. The foundation is engineered for exceptional strength and long-term dimensional stability through Maine’s freeze-thaw cycles. The slab is fully insulated and protected on all sides to minimize heat loss while providing an exceptionally stable structure for the home.
Radiant Floor Heating
The radiant heating system uses 5/8-inch PEX tubing installed in approximately 200-foot loops to produce exceptionally even floor temperatures throughout the home. Tubing is intentionally held back from the slab perimeter to reduce thermal loss through the foundation edges. This design delivers consistent comfort without noticeable hot or cold spots while maximizing heating efficiency.
The radiant system is available with either a high-efficiency Rinnai propane boiler or an optional Mitsubishi air-to-water hydronic heat pump.
Building Envelope
Exterior Walls
Exterior walls utilize 2 × 6 framing combined with one-inch ZIP System insulated sheathing, creating a continuous thermal break that significantly reduces heat transfer through framing members. The completed wall assembly achieves approximately R-28 insulation while using modern breathable construction techniques that allow controlled drying without sacrificing exceptional air sealing.
Ventilation
Advanced mechanical ventilation continuously supplies fresh filtered air while exhausting stale indoor air, maintaining healthy indoor air quality, humidity control, and year-round occupant comfort with minimal energy loss.
Roof System
Engineered roof trusses are designed to support Maine snow loads while also accommodating future rooftop solar installations. Roof pitch is optimized to efficiently shed snow and rain while providing the timeless architectural appearance associated with traditional New England homes. The roof orientation and structural design maximize future photovoltaic performance.
Solar Ready
Every home is engineered to accommodate future solar energy systems. Roof framing is designed for photovoltaic loading, and the electrical infrastructure can be configured for rooftop solar or a detached solar shed. This allows homeowners to install renewable energy with minimal future modifications.
Optional Net-Zero Energy Package
Little River Homes can be constructed or upgraded to an optional net-zero energy configuration designed to produce as much energy annually as the home consumes under typical occupancy.
The optional package includes:
Mitsubishi air-to-water hydronic heat pump serving the radiant floor heating system.
Mitsubishi high-efficiency ductless heat pumps providing zoned heating, cooling, and humidity control.
Roof-mounted photovoltaic solar array or detached solar shed, depending on homeowner preference and site conditions.
Solar-ready electrical service designed to simplify future battery storage and electric vehicle charging.
When combined with the home’s highly insulated building envelope, insulated monolithic slab foundation, advanced air sealing, premium windows, and high-efficiency mechanical systems, a properly sized photovoltaic system can offset most or all annual household energy consumption.
Actual net-zero performance depends on homeowner energy use, occupancy, weather conditions, and electric vehicle charging, but each home is engineered so that achieving net-zero operation is a practical and attainable option rather than requiring significant future modifications.
Heating and Cooling
Three independent climate-control systems provide exceptional comfort and redundancy.
The home includes:
Hydronic radiant floor heating.
Mitsubishi heat pump serving the primary bedroom.
Mitsubishi heat pump serving the kitchen and great room.
These systems provide efficient heating, air conditioning, humidity control, and independent zoning throughout the home.

Each home includes a heated two-car garage with a dedicated workshop area. Premium insulated overhead garage doors are operated by quiet shaft-drive openers for smooth, reliable operation. Space above the garage provides generous storage and may be finished in the future as an office, hobby room, or additional bedroom.
