There’s something pretty special about being the Realtor someone recommends to the people they love.

A friend thinking about buying a home in Central Maine.
A neighbor considering selling.
Parents with a real estate question.
Best friends thinking about relocating to Maine.

When someone sends them my way, they’re not just referring a Realtor. They’re trusting me with someone who matters to them.

And that trust is something I never take lightly.

My goal is always to be the person who makes real estate feel a little less overwhelming—whether you’re buying your first home, selling a longtime family home, looking for lake property, downsizing, or making a move to Central Maine or the Belgrade Lakes region.

I’ll answer the questions, tell you the truth, help you understand the market, and be in your corner from the first conversation to the closing table.

So if you’ve ever sent my name to a friend, neighbor, coworker, or family member…

thank you. Truly. It means more than you know.

And if someone in your life is thinking about buying or selling a home in Maine, my DMs are always open. No pressure, no silly questions—just a place to start.

I’m a Realtor, but I’m also a lot of things my clients probably didn’t realize they were signing up for. 😂

I’m checking the MLS like it’s my social feed.
I’m watching the Central Maine market.
I’m answering the “wait…what does this mean?” texts.
I’m connecting you with the right people when you need them.
I’m telling you when I think a house isn’t the right fit.
And I’m rooting for your next chapter like it’s my own.

Because buying or selling a home is about so much more than the house.

It’s your family. Your finances. Your plans. Your next chapter.

And if I’m lucky enough to be your Realtor, I’m going to care about all of it.

If you're thinking about buying or selling in Central Maine, the Belgrade Lakes region, or beyond I’m always happy to start with a conversation.

Nearly 100 acres. 5,000 feet of Sandy River frontage. Three distinct properties. Mountain views. Fields. Barns. And room for whatever comes next.

Set in the heart of Western Maine, this extraordinary private compound brings together three properties with the flexibility to create something truly your own.

At the center is 237 River Road, a beautifully designed 3-bedroom, 2-bath chalet-style lodge set on 20 acres, with sweeping views toward Mt. Blue, rolling fields, and a multiple-stall horse barn.

Next door, a charming 2-bedroom, 1-bath ranch offers space for guests, extended family, a caretaker, or rental income.

Then there’s the 66-acre farm property, complete with a 4-bedroom farmhouse, barn, outbuildings, established fields, and its own Sandy River frontage.

And this is where the possibilities really begin.

Picture horses grazing in the fields.
Morning coffee overlooking the mountains.
Evenings by the river.
A family compound where everyone has space.
A working farm.
A private retreat.
Or simply nearly 100 acres where you can slow down and enjoy Maine the way it was meant to be experienced.

And when adventure calls, you're perfectly positioned between Sugarloaf and Saddleback, with access to skiing, snowmobiling, ATV trails, hiking, and fishing in the nearby Rangeley Lakes region.

Properties with this combination of scale, privacy, water frontage, mountain views, and versatility are exceptionally rare.

This isn't simply a luxury Maine property.

It's an opportunity to create something that lasts.

Maine is one of the most beautiful places I've ever seen. It's also not the right fit for everyone — and I'd rather tell you that upfront.

Before you start browsing listings, here's what I think you actually need to know:

▪️Winters are real. January doesn't apologize.
▪️The pace is slower, on purpose. That's a feature, not a bug.
▪️Community here means something. People show up. Neighbors know your name.
▪️Some conveniences are a drive away. You adjust, and most people find they don't miss them.
▪️ What you get in return is harder to put into words — but it has something to do with actually feeling at home.

I've been a Mainer my whole life. My job isn't to talk you into anything. It's to help you figure out if this is where you're supposed to be.

If you're curious, I'm happy to talk — no pressure, just honest conversation.

👇 Save this if you're thinking about making the move.

Summer isn't over... and neither is your opportunity to buy or sell in Central Maine.

Around this time every year, I start hearing the same question:

"Should we just wait until next spring?"

Sometimes waiting makes sense. Sometimes it doesn't.

There are still motivated buyers, new listings coming to market, and plenty of opportunities before the seasons change. The right time to move isn't about the calendar—it's about your goals, your timeline, and having a strategy that fits today's market.

If you're thinking about buying or selling a home in the Belgrade Lakes region, Augusta, Waterville, Hallowell, or anywhere in Central Maine, I'd be happy to help you explore your options.

📩 Let's create a plan that works for you—not just the season.

For generations, this 66-acre property along the Sandy River has been known as “The Ponderosa.” And once you see it, it’s easy to understand why.

Picture waking up in the renovated farmhouse, opening the windows to views across the fields, and starting the day with coffee while the mountains stretch out in the distance.

There’s room here for the things that make life feel a little slower. Horses in the fields. A garden out back. Evenings by the river. Wildlife moving through the property. Kids exploring the woods. Weekends spent on the trails.

When you want adventure, you're surrounded by it. Sugarloaf and Saddleback are both nearby, along with hiking, fishing, ATV and snowmobile trails and the Rangeley Lakes region.

The farmhouse has been thoughtfully renovated from the studs while keeping the character that makes an old Maine farm feel like home. Outside, a barn and additional outbuildings leave plenty of room for whatever comes next.

With 66+/- acres and approximately 4,000 feet of Sandy River frontage, properties like this are becoming increasingly hard to find.

This is The Ponderosa. And it's ready for its next story.

📍 195 River Road | Avon, ME

If you're curious about this one, comment “PONDEROSA” or send me a message and I'll send you the details.

What if the right home isn't the one with the most bedrooms, the biggest kitchen, or the longest list of upgrades?

What if it's the one that makes your everyday life feel a little more like the life you actually want?

Maybe that's a home on the lake.
Maybe it's more land and a little more privacy.
Maybe it's being able to walk into town.
Maybe it's having space for family, hobbies, or the dog.
Or maybe it's simply finding a place that feels like you.

When I work with buyers in Central Maine and the Belgrade Lakes region, I want to know more than your budget and your bedroom count.

I want to know how you want to live.

Because that's how we find a home that works for your real life—not someone else's version of what your home is supposed to be.

💬 Tell me: what's one thing your next home needs to make your life better?

Buying a home in Central Maine takes more than finding a house. It takes having the right person in your corner. 🏡

Anyone can open an app and scroll through homes for sale.

What really matters is having someone who knows the Central Maine real estate market well enough to help you look beyond the photos.

Someone who will tell you when a home is priced well... and when it isn't.

Someone who will help you understand the neighborhood, the resale potential, and whether a home truly fits the life you're trying to build—not just today's wishlist.

Finding the house is only part of the process. My job is helping you make a confident decision you'll still feel good about years from now.

If you're thinking about buying a home in the Belgrade Lakes region, Augusta, Waterville, Hallowell, or anywhere in Central Maine, I'd love to help you create a plan that fits your goals.

📩 Send me a message whenever you're ready to start the conversation.

I'm Sarah, a Maine native and Associate Broker with Portside Real Estate Group, helping buyers and sellers navigate the Central Maine real estate market with honest advice, local expertise, and a strategy built around your next chapter.
