The Marina is ready for another boating season. The water and electricity are back on, and the Dock Master has got our slips numbered nicely.
Remember, any boats using the ramp and dockage must be properly insured and on file for the protection of all members interest.

Things are starting to heat up back here. First new construction in over 15 years is happening live today.
We currently have 2 more houses ready to start, with another 3 in the planning stage.

I'd love to see people respect our speed limit, even if they thought nobody was looking.
What a shame people just don't give a dam about their neighbors.
A wise man once said,
"Same thing that makes you laugh, will make you cry."

The Boat Ramp Replacement Project is complete. Chris Boyd volunteered his tractor and time to spread a truckload of road material to fill in the trailer turnout area, and also moved tons of dirt to level out some low water retaining areas.
We are done for the year lol, unless we get the energy to finish the Marina Lighting Project 👀.

The Usual Suspects (with some new faces) finished up the Seawall alongside the boat ramp this morning.
Another great effort that saves us a ton of labor costs.
We have rock scheduled to be delivered shortly to round out the trailer approach, and fully complete the Boat Ramp Replacement Project.
Thanks go out to all the volunteers on this project, you are all great neighbors.

After a long winter of weather delays, the ramp replacement project is almost completed.
It will be ready for use this Saturday.
We have some finishing to do work on the sea wall, and some landscaping that will get done by the usual suspects next week.
At normal water level, the new ramp gives us 30+ inches at the far end, which is much more than the old steep ramp provided.
These pictures are in reverse order starting at completion of the contractor's work.
We want to thank Tate Baynor Construction Co. for a great job, and also thanks to our crew of residents who (as always) came through with completion of rerouting the water line and finding/installing the seawall along the ramp which again saved us labor costs.

We've had the road graded, and added much need material over the last 2 days.
Please be mindful of our speed limit, to keep the dust down and unnecessary damage to a minimum.
If you see that jack rabbit delivery guy, please remind him that Daytona is 3 weeks away.

Boat Ramp Update.
As most are aware, we discovered some damage to the boat ramp back in July, which forced us to condemn it for safety reasons.
It took us several months to make a plan, find a contractor, get permits and CAMA approval to get the removal/replacement started.
Today, work officially started. The old ramp has been removed. The hog slats and useable materials were salvaged for future projects.
With any luck, the rest of this job should go smooth, as removal was the scary part.
I will add more as the project continues.

Boat Ramp Update
With the water pushed out of Northcreek during this storm, we were able to get under the boat ramp to inspect the structure and find out what was causing the ramp to sag.
We discovered that the lower half of the ramp has eroded and slipped down, nearly off of the support beam.
It is very close to falling off and sinking.
The land end support is also cracked on its last legs.
For safety concerns, we have condemned the ramp and reached out to a contractor to have it properly inspected and most likely replaced.
Please, do not use the ramp until further notice.

Very happy with the Marina rebuild. I thought this place was awesome when we moved in, and loved hanging out on it, but..
It was old, and shaky, and dangerous.You had to mind your steps carefully.
It had great character and charm, but was over 25 years old and never kept up.
With some elbow grease and grit, our group of neighbors got together and replaced all but the pilings, We proved to be the Anti-HOA and completed a job quoted over 30k, for 8k and a few cases of beer.
So glad we stopped in to see the only house on Chrissys list that I hated. Pictures did it no justice.
10 years later, no regrets. We have made some great friends in here, and on the North Creek.
