Instead of asking for a lower price, ask the seller to pay for a 2-1 rate buydown. 👇

Here's how it works:
The seller's credit goes into escrow and temporarily lowers your mortgage rate:
✅ Year 1: rate is 2% lower
✅ Year 2: rate is 1% lower
✅ Year 3+: back to the original rate

Why it matters 💰
On a ~$650K home, a ~$13K seller credit could save you about:
• $733/month in year 1
• $374/month in year 2

That same $13K as a price reduction? Only about $74/month. 🤯

And if rates drop and you refinance early, unused buydown funds can go toward your refinance costs or your loan balance.

Most buyers (and a lot of agents) never think to ask for this, especially on homes that have been sitting on the market.
