Hi, I’m Brie Alspaugh — a Realtor in the Tampa Bay area specializing in helping military families, relocations, and local buyers and sellers navigate real estate with confidence. As an Air Force spouse, I understand firsthand what it means to move with purpose, on a timeline, and with a lot of moving parts. That perspective shapes how I serve my clients — with clear communication, steady guidance,

and a strong focus on making each step feel manageable. Before real estate, I studied hospitality management and worked for Walt Disney World, which taught me the importance of service, experience, and attention to detail. Today, I bring that same mindset into every transaction, whether I’m helping a first-time buyer, a relocating family, or someone selling a longtime home. My approach is straightforward: honest advice, strong advocacy, and making sure you always feel informed and supported from start to finish. If you’re thinking about buying or selling in the area, I’d love to help you make a plan that fits your goals and timeline.

Sweet news, Largo! 🍩✨ Tucked inside the brand-new Largo City Hall, Parlor Doughnuts is serving up their famous layered doughnuts—and they’re every bit as delicious as they look. Flaky, buttery, and unlike any doughnut you’ve had before, this spot is definitely worth a visit.

Buying a home in Pinellas isn’t just about the purchase price.

There are several hidden costs that can impact your budget if you’re not prepared.

I always make sure my buyers see the full picture before they start touring homes.

If you’re planning a move, I can break it down for you clearly. 🏡✨

Happy closing day to my amazing clients 🏡

Congratulations on your forever home—such a special milestone. After years of hard work, you found the one so quickly (just the second home we saw!) and everything fell into place from there.

We negotiated $10,000 in seller credits and repairs, navigated the VA loan, and even closed 5 days early.

I’m so grateful I got to be part of this chapter. Cheers to this next season and all the memories ahead 🥂

Florida is seeing a noticeable shift—and it’s showing up right here in Pinellas County.

With more homes hitting the market and inventory rising across Tampa Bay, we’re starting to move into a more balanced environment between buyers and sellers.

And in balanced markets, the advantage doesn’t automatically go to whoever moves the fastest anymore—it goes to whoever moves with the right strategy.

For buyers, that can mean more options, more negotiation power, and less pressure to rush decisions.

If you’ve been waiting for the right time to buy in Clearwater, St. Pete, or anywhere in Pinellas… this shift is worth paying attention to.

If you want to know what this looks like in your specific price point or neighborhood, I’m happy to break it down.

Recent national housing analysis shows 4 Florida metros—including Tampa—rank among the top buyer’s markets, driven by rising inventory and increased price reductions (reported by Business Insider and housing data firms like Redfin)

If you’re looking in Largo, Seminole, or Indian Rocks Beach—this is what living here actually looks like.

It’s one of the few places where you can be close to the beach without dealing with beach traffic every day.

Save this for later or send it to someone who’s thinking about moving to the area.

📊 Pinellas County Market Update | March 2026

The latest data shows the Pinellas County housing market continuing to shift toward a more balanced environment—bringing opportunities for both buyers and sellers.

Here’s a snapshot of what we’re seeing based on the most recent available data (February–March 2026 trends):

• Median home prices are holding relatively steady, around the low-to-mid $400s depending on property type (Source: Redfin)
• Inventory remains elevated, with roughly 8,600+ homes for sale, giving buyers more options than we’ve seen in recent years (Source: Zillow)
• Homes are taking longer to sell, averaging around 48–84 days on market (Source: FRED)
• Most homes are selling below asking price, with a sale-to-list ratio around 96% (Source: Realtor.com)

What does this mean?
We’re no longer in the hyper-competitive market of the past few years. Buyers are gaining negotiating power, while sellers who price strategically and present their homes well are still seeing strong results.

Real estate is hyper-local, and these trends can look very different depending on the neighborhood, price point, and property type.

📊 The Florida housing market is finding its balance—and that’s creating opportunity on both sides.

Recent data shows four Florida metros ranking among the Top 10 buyer’s markets in the U.S., a clear sign that inventory is on the rise across the state. More homes on the market means buyers have more options, more time to decide, and stronger negotiating power.

For sellers, this shift makes strategy more important than ever. Thoughtful pricing, strong presentation, and smart marketing are what set homes apart and get them sold.

No matter which side you’re on, understanding what’s happening *right now* in your local market can make all the difference.

🏡 Curious what inventory looks like in your neighborhood—or what it means for your next move? Let’s talk.

Offer accepted in Largo and this one feels extra special!

We toured the home on Good Friday, and my clients knew right away it was the one. In a multiple-offer situation, timing and strategy are everything—so we got to work immediately, submitted a strong, well-structured offer later that same day, and by Saturday… we were fully executed.

Safe to say it was a busy Easter weekend, but the best kind—helping my clients win in a competitive market without overpaying or losing sight of what mattered most to them.

This is exactly why having a plan going into a showing matters. Understanding how to act quickly, how to write a clean offer, and how to stand out (even against multiple offers) can make all the difference between getting the home… or missing it.

Now we’re officially under contract and moving into inspections, appraisal, and the final steps to closing.

If you’ve been thinking about buying but aren’t sure how to compete in this market, let’s come up with a strategy that works for you.

Would you feel confident submitting an offer the same day you see a home?
