🏡 PINELLAS COUNTY MARKET UPDATE — SEPTEMBER 2026
Here’s an interesting look at what’s happening with single-family homes in Pinellas County.
There are currently 326 single-family homes for sale with a pool, at least a two-car garage, 3+ bedrooms, 2+ bathrooms, and priced under $1 million.
Compare that with the same period in 2025, when there were 247 homes meeting those criteria.
That represents an inventory increase of approximately 32% in just one year — a significant jump in the number of homes buyers have to choose from.
So, what does that mean for the market?
Despite the increase in inventory, Pinellas County’s single-family housing market is currently running at approximately a 3.5- to 4-month supply of inventory.
Traditionally, that would put us close to a balanced market, with conditions still leaning slightly toward sellers.
However, there’s another important factor to consider: buyer demand is softer than we would normally expect. That means sellers need to be realistic about pricing, presentation, and competition. Simply putting a home on the market doesn’t guarantee a quick sale.
For buyers, increased inventory can mean more choices and potentially greater negotiating power.
For sellers, understanding how your specific home compares with the competition is more important than ever.
