This one wasn't easy.

We were up against 6 offers in a competitive Missouri market, and my buyers had a home sale contingency. Most people would assume that automatically puts you at a disadvantage.

Instead of crossing our fingers, we built a strategy:
✔️ Market analysis
✔️ Escalation clause
✔️ Appraisal gap
✔️ Strategic inspection terms
✔️ Consistent communication with the listing agent

The highest offer doesn't always win. Sometimes the best-prepared offer does.
