Going under contract is exciting, but it’s not the finish line. 🏡

Once a contract is accepted, there are still several moving pieces happening behind the scenes.

Depending on the deal, we may be working through inspections, repair negotiations, financing, appraisal, title work, lender requests, insurance, final walkthroughs, and any last-minute issues that pop up along the way.

This is also where communication matters most. I track deadlines, coordinate with the lender, title company, inspectors, attorneys when needed, and the other agent, and keep my client updated while helping them make decisions as things come up. 📑

The goal is simple: keep the transaction moving, protect my client’s interests, and get everyone to the closing table as smoothly as possible. 🔑

Getting under contract is a big milestone. Getting to closing is where the real coordination begins.

A home not selling in the first weekend doesn’t automatically mean something went wrong. It means it’s time to pay attention to what the market is telling us. 👀

I’m looking at showing activity, buyer feedback, competing inventory, online engagement, presentation, price positioning, search brackets, incentives, and how the home compares to what buyers can purchase nearby. 📊

Sometimes the answer is a price adjustment. Sometimes it’s presentation. Sometimes it’s marketing, condition, timing, or simply giving the right buyer a little more time to find it. 🔑

The goal isn’t to react emotionally to one quiet weekend. The goal is to make smart, informed adjustments and keep moving toward the result we want. ✨

There’s something about September that feels like a reset.

Summer starts to wind down, routines come back, and suddenly there’s a little more clarity around what’s working, what needs attention, and what you still want to accomplish before the year ends.

I’m heading into the final month of Q3 feeling grateful for the wins, the lessons, the curveballs, and the clients who have trusted me with some really big decisions this year.

My focus for September is simple: stay consistent, stay strategic, take great care of my people, and keep building.

There’s still a lot of year left. 🤍
