First of all, YOUโ€™RE NOT CRAZY.

You have a life and needs in a home. Itโ€™s ok if your current home and low interest rate is no longer serving you.

That said, it DOESN'T mean that now is the best time for you to move.

Depending on what you bought your home for and what kind of home you're looking to buy, you may not walk away from the sale of your home with as much as you're hoping for.

I have met with clients in your shoes..Some have chosen to list their home anyway and some have chosen to wait. And neither have done the wrong thing!

The best way to know what's right for you is to get all your facts on paper so you can make an informed decision.

(Why does writing things down seriously help everything?!)

If you'd like my help with that, I'd love to chat with you and walk you through your numbers!

To start, I can run a free home equity report to give you a realistic idea of how much money your home has made you since you bought it.

To put it simply, YOUR HOME EQUITY = YOUR CURRENT MARKET VALUE - WHAT YOU OWE ON YOUR MORTGAGE

This will tell you approximately how much money you could make on your home if you sold it tomorrow.

If you do decide to put your home on the market, we will get more detailed on what to do, take care of, get rid of etc. to help you make the most money possible.

But the home equity report gives you a really good ballpark idea of where youโ€™re at.

You can use your home equity to help you determine if 2025 is a good year to buy new, sell, invest or maybe even remodel!

And whether getting insight on your home equity causes you to want to list your home the next day or you decide to stay put and remodel your kitchen, it makes no difference to me (but I DO want to see photos of the kitchen please)!

What do *low rise jeans,* *crop tops,* and *ballet flats* all have in common?

They're all trends I can't get behind. ๐Ÿ˜…

But, if there's one trend I can get on board with, it's the smaller house trend.

A lot of buyers are opting for smaller houses, and thanks to affordability and an increased desire to decrease stress and simplify, it's a trend I can see becoming more and more popular in 2025.

Lifestyle marketing is the one thing that can make your home stand out among the rest, because most agents don't use this strategy!

Here's how you can apply lifestyle marketing to your listing.

First, I help my clients make a Top 10 List to give to anyone considering their home. These are the top 10 reasons you love your home. Think *beyond* the quartz countertops...tell future buyers something they may not realize about your home after just a 30 minute showing. Things like...

+ the bike path that's easy to get to

+ the deer you see every morning at dawn

+ the neighborhood parties every summer

+ the memories you made hanging out in the backyard as a family

Then, find a creative way to feature these things in your photos and during showings.

Consider putting together a basket next to your garage door with bike helmets and extra water bottles in.

Set up a cozy nook next to a window with a chair and throw blanket, book, and coffee mug so buyers can picture themselves having their early morning coffee in that spot.

Set out a corn hole and a hammock next to a fire pit in the backyard.

These seemingly small touches make a BIG impact on potential buyers!

It's always about THE DREAM HOME.

But what if it's not?

It's one of the most overused phrases on Selling Sunset and House Hunters. "I'm looking for my dream home."

But dreams change. Life happens and needs shift. And sometimes, we just can't afford our "dream home." So then what?

We put so much pressure on ourselves to find our dream home that we forget to look for the "right for me now" home.

So what could that look like?

Maybe it means buying down instead of buying up. For example, buy a 2 unit rental home instead of a single family home and live on one side and rent out the other.

Or simply buy a smaller home. It may *feel* like you're buying "less house," but sometimes living in a home that requires less maintenance is a gift. You'll have less square footage to clean, less to maintain, and hey, maybe you could *actually* afford the neighborhood you've always dreamed of (even if your new home is smaller than your current home!)

Bottom line: sometimes we need to turn off the tv (sorry, Million Dollar Listing!) and get creative with our options. When you think more about a "right-for-me-now" home and less about a "dream home," you have so much more buying power and freedom to live the life you've been wanting!

I know everyone tells you that the first step to buying a home is a preapproval, but that's not quite correct.

You donโ€™t need a preapproval...

Or a listing date.... Or even a plan (I don't even have a "pla!" -Phoebe)

What you do need to start the moving process???

An agent you can easily reach out to. Plain and simple.

An agent on your team you feel comfortable with, one who's expertise you trust, is step number 1, every time.

Did you know clients reach out to me up to even a year before they're ready to move? And some aren't even ready a year later!

THAT'S OK!

There's no need to rush through the process if you're not totally ready, but it's important to establish who your agent is (like me!) so I can keep in touch with you and help you stay on track.

No contracts to sign. No commitment. No strings attached. Just a simple DM let's me know to leave room for you on my calendar so that when you're ready, we can hit the ground running!
