With mortgage rates hitting an 18-month high, one buyer's homebuying power could swing by more than $60,000 depending on where rates land in the next year. Here's how experts say to "rate-proof" your budget before you start shopping.

09/28/2026

Have your buyers seen the headlines saying mortgage rates are at their highest point since January 2025? If that has them hitting pause, here's something worth sharing with them.

The rate they see online isn't necessarily the rate they'd get.

Advertised rates can't account for someone's personal situation. A lender looks at things like credit score, debt-to-income ratio, down payment size, and the type of loan program. And even after they find a home, options like a rate buydown or seller concessions can help bring that number down.

That's why the first step is a conversation with a lender and getting pre-approved. It gives buyers a clear picture of what they can borrow and what their real rate could be, so they can make a decision based on their numbers, not the news.

We put together a blog you can use to walk your buyers through it. ➡️ https://bit.ly/3VDmhZT

A new chapter for the O’Fallon-Shiloh Chamber of Commerce!

After nearly 20 years leading the Chamber, President & CEO Debbie Arell-Martinez will retire at the end of 2026.

We’re also excited to share that Jessica Lotz has been selected by our Board of Directors to become the Chamber’s next President & CEO beginning January 1, 2027.

Debbie will remain at the helm through the end of the year, working alongside Jessica to make sure the transition is a smooth one. There’s still plenty of work, and fun, ahead before then!

We’re grateful for Debbie’s nearly 20 years of leadership and excited to see Jessica make this role her own as we head into 2027.

Please join us in congratulating them both!
