Here are some key steps I always take to give my clients the best shot at getting our offer accepted on a house they like:

1. Obviously, write a strong AF offer!
2. Immediately build a relationship with the agent on the other side; tell them about yourself, and ask questions about them! MAKE THEM LIKE YOU!
3. Give them a full rundown on your client - who they are, what they do, their financial qualifications, what they love about the house, etc., MAKE THEM LIKE YOUR CLIENT!
4. Find out what the seller is looking for and try to give them exactly that; oftentimes it isn't just highest price and terms.
5. Stay in constant communication. Without overdoing it, basically BUG THE S**T OUT OF THEM LOL!

The more confident an agent is in you, your client, and your ability to close will translate into the seller being confident accepting your offer.

I look for these same things when reviewing offers for a seller. You'd be surprised how often agents will submit a sloppy offer for their buyer COMPLETELY out of the blue, zero communication with the broker on the other side. I sure feel bad for those buyers! 🤯😅🤣
