Road to 1 million! 🥕

In 2012, we started Kitchen-to-Table on a simple idea. We built a way for clients moving out of an area to give back to their community one last time, or for new homeowners to contribute to their neighborhood in a positive way. For every completed transaction, we donate 1,000 lbs of fresh produce to families in our community. This year, we crossed 920,000 lbs donated since we started. I've watched sellers pass on the highest offer more times than I can count, and buyers are always confused by it. Here's what's usually happening.

A seller isn't just weighing price. They're also weighing risk. A clean offer with minimal contingencies and strong financing often beats a bigger number that's more likely to fall apart before closing.

Timeline matters too. A buyer who can work with a seller's move-out schedule, or offer a rent-back, is solving a problem sometimes worth more than a few extra thousand dollars.

And this one surprises people: who's representing the offer matters. A responsive, organized agent on the other side reads as lower-risk than a messy one, even with a bigger number attached. Price still matters, but on a competitive listing, the winning offer is usually the one that solves the most problems for the seller, not just the one with the most zeros.
