This week, we deliberately chose to avoid launching new listings.
Not because we don’t have homes to sell,
but because it’s simply not worth selling right now.
We currently have 9 listings fully prepared,
and every launch date is carefully planned in advance.
Last week in Klahanie, under the same neighborhood conditions,
other homes struggled to gain traction.
That same week, our listing received 7 offers against the market.
Luck always plays a role —
but thoughtful strategy is what maximizes the odds of that luck working in your favor.
Many agents overlook one key point:
listing a home is ultimately a competition for attention.
And this week is one of the worst weeks to launch a listing in recent memory,
especially in non-Chinese communities.
Why?
Because the Seattle Seahawks are making their deepest playoff run since 2014,
and this weekend marks the final home game of the season.
Regardless of the outcome,
the Super Bowl will be held in Santa Clara, CA —
making this game the city’s attention endpoint.
This isn’t just a Sunday afternoon event.
It’s an entire weekend attention black hole.
Traffic, movement, social plans, conversations —
everything is locked onto football.
Homes listed this week can easily lose 30–50% of exposure and showings.
And as we all know,
selling a home is a funnel:
more eyes lead to more participation,
and only then does pricing approach its upper limit.
But from another angle —
this week can actually favor buyers.
Fewer new listings,
fewer showings,
and in some cases, less experienced listing strategies.
If you see:
• brokerage-style listings
• flat-fee listings
• or homes launched with poor timing
Decisive buyers who move fast and accurately
sometimes find opportunities others miss.
