July 2025 Market Update 🏡📊
The summer market continues to show signs of cooling, with fewer homes selling above list price and more inventory building across King County and surrounding areas. While some neighborhoods are still seeing price growth, others are softening, creating a more balanced playing field for buyers and sellers.
Compared to last July, sales volume is down in nearly every region, and inventory is up—especially in the Covington, Black Diamond, Maple Valley area. This shift is giving buyers more choices and the ability to negotiate, while sellers need to be extra strategic with pricing and presentation.
