Is it even closing day if the mountains aren’t blue? 🍻❄️

Huge congratulations to my first-time homebuyer on his vacation home at one of my favorite places, Orondo Wa. This one was a doozy—learning the ins and outs of manufactured homes, park models, and single-wides, coordinating with three different lenders, and ultimately landing on seller financing.

This transaction would not have closed without serious grit, determination, and a full team effort—from buyer to seller to title & escrow. So proud of everyone involved.

The Eastside ended 2025 with a 3% year-over-year decrease in the median residential sold price, landing at $1,500,000. Fewer than half of homes sold within 30 days, signaling that listings are spending more time on the market. Which means a creative real estate agent with marketing materials is going to make the difference in the sale of your home. I highly recommend interviewing listing agents!

Closing day in Kirkland for some truly amazing clients 🏡🎉

What a victory on this one. We negotiated from $165,000 → off list price and secured $40,000 in seller credits, used toward closing costs and a 2–1 buydown, lowering their monthly payment in a big way. 🙌

As fun as the contract details are, my favorite part is always the closing gift. This one was a little cheeky 😏

Tip: Holidays are so busy when it comes to real estate so anywhere I can save time is a bonus. I use three separate wrapping paper styles then I don’t need to create gift labels. Christmas morning the girls know exactly which gifts are
theirs ♥️
