Kirkland or Bellevue? I get asked this every single week, and honestly, there's no wrong answer, just the right fit for how you actually live.

Kirkland brings the waterfront charm, walkable downtown, and that laid back marina town feel. Bellevue brings the city energy, top tier shopping, and easy access to everything on the Eastside.

Both are incredible. Both come with tradeoffs. And the "better" one depends entirely on your lifestyle, commute, and what you're picturing for your next chapter.

I don't measure a good year by how many closings I get. I measure it by whether my clients end up somewhere that actually fits their life, not just their budget.

Interest rates matter, but they’re not the whole story 🏡

If you’re waiting for rates to drop before buying, remember that everyone else may be waiting too. Lower rates can mean more competition, higher prices, and fewer opportunities.

Instead, look at the bigger picture: how long you plan to stay, what the monthly payment feels like on a normal month, and whether the home and overall numbers make sense for you.

The “perfect” rate doesn’t always mean the perfect time to buy.

I don’t measure a good year by closings.

Don’t get me wrong, closing day is always worth celebrating! But the moments that stick with me most are usually the quieter ones...

Things like the text from a client enjoying the home of their dreams.

Or the family who thought they were asking for too much and then we found a way to make it happen.

That’s what I think about when I look back on the year, not just the number of homes sold, but the people I got to walk with through one of the biggest decisions of their lives.

How to spot a realtor worth referring in Bellevue, WA.

It’s not just someone who knows the market or has hundreds of closings under their belt.

It's the agent who knows how to protect the people you send their way.

You are trusting someone with your friend, your coworker, your neighbor, or your family member, and I never forget that there is a real relationship behind every name sent my way.

There’s still time to check these off your Seattle summer list 👀

The weekends are disappearing way too fast, so here’s what I’m actually trying to squeeze in before summer is over:

đź“Ť Grab a drink + some food on the patio at Westward and stay until the sun goes down.

đź“Ť Walk the waterfront from Alki toward Seacrest and catch the sunset over the Olympics.

đź“Ť Spend a slow Saturday morning wandering Ballard Farmers Market, then grab coffee and breakfast nearby.

đź“Ť Take a golden-hour walk around Green Lake when the weather is actually worth leaving the house for.

đź“Ť Pick up coffee + a pastry and wander around Volunteer Park before the rest of the city wakes up.

đź“Ť Have a picnic at Gas Works Park with a view of Lake Union.
