I've watched it happen many times...

Even the most stunning home can lose momentum if it’s priced off from the start. After 30 days on the market, buyers begin treating it like a markdown instead of a must-have.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

A good realtor will help you buy a house. A great one will make sure it's actually the right one. 💯

When you're new to buying or selling, it's easy to assume every agent is basically doing the same job.

They show you homes, write offers, hand over keys. But the way an agent actually does that job is what separates a smooth move from a stressful one you're still telling stories about years later.

Opening a new credit card, buying furniture before closing, a job change (even a great one), or going in with a low offer "just to see"...any of these can tank a deal or signal to the seller that you're not serious.

The good news: all of it is avoidable with the right guidance upfront.
