7 years!

I met these folks in 2019 to tour some homes after they relocated from Nashville to WA State. We decided it made more sense to rent for a bit, get to know WA, then buy when it made sense. We talked every year. Life threw curve balls and time went by. When they were ready, we found a great, renovated home for them to enjoy.

Buying a home is on your timeline. When it makes sense, it all comes together when it is supposed to.

Home buyers:

Please don’t use online home lenders!

In a busy market, you fall in love with a home on Saturday, your lender doesn’t return calls, can’t send you a simple loan estimate with accurate info. If you need to make decisions quickly, you will lose out on a great home and have a terrible experience.

Use a local lender who answers the phone on weekends. You will be doing yourself a favor.

Buyer Broker Agreements can be terminated. If you signed one with an agent and wish to work with someone else, there is a 1 page addendum that can cancel the agreement. Don’t feel forced to work with an agent if you don’t want to.

What’s an Oil Tank Locate?

Homes older than 1950s used oil tanks to heat homes. Those tanks if still on a property have to be decommissioned.

Inspected this fully remodeled home for my buyer last week and our inspector found old oil lines. We then hired a service to “locate” the tank today.

Thank goodness we did! Tank is there with 164 gallons of water and oil in it. So it needs to be properly decommissioned.

Get a great inspection and follow thru on what they recommend.
